The significance of location is diminished due to the Amber Road / Amber roundabout / Marine Parade Road: the combination of Parkway Parade with Marine Crescent and other private developments creates significant travel difficulties on these roads during peak hours. Typically, the usual peak times, such as mornings and evenings, exacerbate the traffic congestion towards the Town centre / Parkway Parade, resulting in a challenging situation! Furthermore, the development's prominent entrance is situated near Amber Road adjacent to Amber Gardens. The sole appealing aspect is the current emphasis by numerous individuals on the value of Freehold properties compared to those with 99-year leaseholds... However, this does not take into account Feng Shui principles, though. In my opinion, I would still favor other developments in Katong, particularly those situated along Koon Seng or in the area between Koon Seng and East Coast Road. This is due to the numerous entry and exit options available along the various grid roads in this vicinity. Similarly, I am not in favor of a residence directly off East Coast Road, such as Jago Close or Sea Avenue. They face the same challenges as those encountered by Amber 45.

Case Study 7: Actung! Caution! Amulets and Lucky Charms! Hello Master, I have heard and read so many times about so many cures and tons of amulets to ward off bad luck and one such amulet that a lot of people are raving about nowadays is the arowana ring. One fengshui expert says if you wear this ring it cures most everything as far as the good flow of energy in and out of your house. It sort of replaces the need to have an arowana fish in an aquarium inside your house. Please enlighten me on this. Along Parkway Parade side, currently Marine Parade Road has been diverted (hopefully not permanently) to just a few yards away from the service road leading into the main entrance of Marine Blue. Today, Marine Parade Road (dual-carriage way) original highlighted in YELLOW has moved (not sure if it is permanent or not?) To the red line which I had drawn below:- Thus Marine Parade Road (now) is closer to the main entrance side of Marine Blue. If the diversion is permanent, I give two stars for Location x 3. But if the Marine Parade Road has been re-diverted back to it's original location, then I give an additional 3rd star. Making Location x 3 = 3 stars, instead.

In my opinion, for 364 or 366 at least 5 or 6 storeys or higher preferred. If it is me, between 366 or 364, I would prefer 366 between these two. As for 342, expect some traffic noise especially up to 5th storey. Hopefully there is not much construction noise from the opposite construction site to the right of the stack/unit. The Jalan Kayu Road is not a concern for 342 For this 342 stack/unit, firstly higher floors + if on days of very windy days, control the wind with the casement windows. As too much wind can affect both health or wealth. However, with such a heavy built-up from Punggol towards Sengkang.. nowadays don't expect gale force winds unless it is the monsoon season. Personal, I prefer more privacy .. higher floor, service road in the estate no issue. I may personally consider 342 my 1st choice, 366 2nd. Again, only if higher floors for 342. Best of Luck!

These are some considerations: 1. Often when we step into a bedroom, instinctively, many of us immediately have an idea especially of where our bed should be placed. 2. Straits Mansion is a boutique development with just 25 units. Site plan with a total of 6 stacks: Under Shapes and Forms Feng Shui, it is always good to live in a single tower block home.

L x 3 Could have scored higher if not for Keramat (graveyard) at a distance = rear of the development.

Could have been higher if not for SOHO and CONDO = specific stacks facing West Coast Highway and direct afternoon sun.
