  1. These are some considerations:
    1. Usually a home facing a T-junction is meant more for a landed property. And it also depends on how far is the main gate/compound facing the T-junction and/or the main entrance/ windows etc...
    2. In this case unit 391 from a conservative Feng Shui is vaguely considered as facing a T-junction. Unit 393 is far unlikely.
    3. The test is whether, a run-away vehicle may smash into a home if it goes out of control. And also depends on which country. Since we are a Right-handed country, it may run amok and perhaps considered as a T-junction.
    4. But, usually, if there is a large separation or obstacles between the T-junction and the void deck of 391 the better.
    5. Higher floors of 391 would normally not be affected... unless bad luck; if a vehicle managed to plough through the void deck pillars and cause the whole stack to fall... unlikely... but maybe a few million to one chance?
    6. Often, if one has a visitor in a unit of 391 in a higher floor. And if there are many friends or family members comment on it; then one would feel not so good or upset... this is the main concern here... if so many people give one negative feedback.. one will feel down and out, already.

Hi there,i would like to seek
    your professional advice
whether unit 391 or 393 (high
level) will have bad feng shui
because it is facing the T
    junction? Basically from my
entrance door, i will see the
    living room window, and have
the view of the t junction,
    hdb, shopping centre, school
    and reservoir.I have
attached a copy of the BTO
    plan and the location plan.
There will be a temple located
    on the left too.Appreciate
    your kind assistance
    please.

  2. Usually, one of the first considerations other than: location, location and location.
Is to understand what are the breadwinner's best directions:-
    This is a sample ...
    Dear MR ABC,
    1. To help you narrow down, the search (provided that development
has specific facing directions) suitable to you:-

    Breadwinner: MR ABC Direction
of Frontage. (Most of the time, it is standing
inside the living room facing towards the windows or
balcony - especially if most of the bedrooms are
along this stretch of the stack).
    Excellent
    House

From now to 2023; your best facing directions are:-
    Top
    Choice: NE1 (22.5-37.4) , NE2 (37.5-52.4) , NE3
    (52.5-67.4)
2nd Ranked or Next best choice:
    NW1 (292.5-307.4), NW2
    (307.5-322.4) , NW3 (322.5-337.4) ,
    3rd Ranked: W2 (262.5-277.4) , W3 (277.5-292.4) - but
think twice if unblocked and affected directly by the
    afternoon, west sun.
    Auspicious
    House

    SW1 (202.5-217.4), SW2
    (217.5-232.4) , SW3 (232.5-247.4)
    - From
now to 2023, another good facing direction. But there
is some afternoon sun if the frontage is unblocked.
W1 (247.5-262.4) - Again, be cautious of direct
    afternoon sun
    Unsuitable
    House

    E1 (67.5-82.4) , E2
    (82.5-97.4) , E3 (97.5-112.4) ,
    SE1 (112.5-127.4) , SE2 (127.5-142.4) , SE3
    (142.5-157.4)
    Inauspicious
    House

    N1 (337.5-352.4) , N2
    (352.5-7.4) , N3 (7.5-22.4) ,
    S1 (157.5-172.4) , S2 (172.5-187.4) , S3 (187.5-202.4)

If you can find a house in Excellent House, you should select
this first. The order of priority goes to Excellent, Auspicious,
then the best of the Auspicious but unsuitable house
1.1 The above is based on flats that TOP on or after 2004. If you
are looking at older apartments e.g. 1984 to 2003; then the above
ranking MAY differ slightly. But overall, you are still considered
suitable for "west" group type of homes especially NE or SW
    directions.
1.2. From now to 2023, besides the above; NE and SW are suppose to
have the best "wealth" qi. But there is a trade-off, here. Such
facing directions need to correct for "health" concerns.
1.3. Location, location and location. Last and foremost, the
external is also very critical. As no point getting a suitable
unit but it faces something 'nasty' such as spikes on a club-house
roof aimed towards the unit or a lamp post if it is a ground floor
    unit.
    2. The above is more important then below. As for below, as I
mentioned previously, unless one builds a home from scratch; it
may not be possible to get 8 out of 8 sectors - perfect!
2.1. However, you should consider Para 1. first. And if there are
more units; then you may use this check-list to see which home has
more "ticks" than the other unit:-

Summary of ABC's (Owner/Breadwinner) Eight House
Chart. Note: below is "Nice-to" and not a "must-have" else, may
not be able to totally find such a perfect - already built-up
    apartment:-

    Direction Location Status suitable for
    North-West Excellent Very Good: Prime
    Location, ideal for vitality
    Front door, beds and religious
    altars.
North Irritation Bad: Petty annoyances, disease,
    headaches, theft and infidelity.
    Toilet or kitchen.
    North-East Health Good: Ideal
    situation for speedy recovery.
Beds, doors, master bedroom and the
    dining table.
    West Prosperity Good: The Best
    location. Money luck and promotion.
    door, room doors, kitchen door,
    beds, working desks.
East Spook Bad: Uneasy, theft, robbery and
    financial loss.
    Storeroom or toilet.
    South-West Longevity Good: Ideal for
    health.
    Beds, bedrooms and dining table.
South Death Bad: Poor health, accidents,
    misfortune and loss.
    Storeroom or toilet.
    South-East Disaster Bad: Quarrels, frustration,
    disputes and legal problems.
    Storeroom or toilet.

    3. Hope you can use the above to further fine-tune your search.
3.1 Usually, some clients use the on-site service when they
really, really like a unit and close to placing a deposit on it.

  3. The Commerze is like an office cum warehouse.
But at level 2; the arrangement is quite "unusual" or rarely seen. Here, it is visible accessible from the frontage with two sets of escalators: one going up and the other going downwards.
To bring people up to the entire level 2 - floor. Here, when one enters the glass swing door; there is a long winding passageway - at the front towards the other side of the building with the toilets and lifts.
What is unusual is the pretty narrow passageway - not that friendly to more than two persons walking side-by side or someone trying to pass each other. Perhaps, all the units frontage are in glass, perhaps to make the crammed area less castrophobic.
A cafe has sprouted, in this floor. Not sure, how long it would last given that it does not look that comfortable environment.
More likely, for such a retail site, people would normally zoom in to a specific unit; perhaps get what they want and scoot away.... Time will tell, if this type of crammed concept would take-off or a total flop!

  4. You wrote: "How do I rectify/energize my fame reputation sector."
    These are some considerations:
    1. "My fame reputation sector" is not authentic Feng Shui".
    2. In any discipline; a proper trouble-shooting need to be done.
    3. In Feng Shui this is the same thing via a Feng Shui Triage.

    4. Even when checking for a leak in a tire; the tire shop personal may have to place the tire or if it has a tube into a container and aid soap bubbles to see where the leak comes from.
    5. Fake Feng Shui is all about: North = career; SW = romance etc... This is not even close to kindergarten Feng Shui. In fact, to be honest this is rubbish stuff... But, a pity, as tons of site in the internet apply such non-sense.
    6. Please see the attached sample illustration ( a small slice of it).
6.1. In traditional authentic Feng Shui, please see (in red) Point no. 2 : One needs to plot out the Flying Star number(s) for each sector. For example in this illustration the flying star numbers are #2 with #8 with base #2. Only with such info, can one really work out what are the proper cures or enhancement or what you call "rectify/energize".
6.2. If not, it is like a person going into the cyber world and purchase a degree Mill certificate. Such persons, did not take up any course or examinations and presto! they have a degree or even a doctorate of sorts.
    7. Such non-sense like "my fame and reputation sector are unfortunately very popular especially to the gullible. As any tom, dick or harry can set-up an over-night shop in this kind of quack practises.
7.1. For example, even a teenager with some imagination can write a book and preach such (non-sense).
7.2. The teenager may write :
    Chapter 1: Introduction
Chapter 2: My career (North sector)
Chapter 3: My romance (SW) etc.....
7.3. If it is so simple... then it is too good to be true!

  5. This development has 12 blocks. Each with four stacks.
Only block 104 and 114 are single standalone blocks. In general, these are akin to those HDB 5 bedroom - Point blocks that were common from 1973 to 1980. As air-flow is not impeded on any of the four sides, these are generally safe "bet" if one does not know what to get. Except for block 104 and lower floors in stacks 09 and 12. As they are next to the tennis court and on "game day " can be quite noisy.
Generally, block 102 stacks 06 and 05 plus block 100 with stack 02 which are South facing are considered the better stacks. While stack 01 can be noisy next to the main road.
Looks like block 112 stack 46 seems to have a corner pointed towards block 114 stack 30. Thus, have to take extra care when intending to purchase a unit under this stack # ... -30

  6. Thank you very much. Yes people often say that the
water drains out of a sink in the opposite direction but in fact it is the same
direction it's just one is lookingdown the pipe from the other end. I will
take note of your auspicious house areas when building my new house. Again,
    thank you for your reply

  8. This house is literally at the end of Shelford Road.
And as the road leading to the main gate is a large distance, it will not be affected or similar to homes that are just at the fringe a road.
For example, a home at the "T" junction is literally so close to the fringe of the road; and if there is run amok vehicle, it would easily plough into a home.

  9. The Chinese Farmers' Almanac updated yearly and sold close to the 3rd quarter of every year is still in production. It is  known as Tong Shu ( 通 = all 书 = book) literally means the "All-knowing Book". Thus some Chinese today follow the traditions of their ancestors  and keep on placing a greater importance than say the Lunar New Year.

The Tong Shu is produced annually. And often published around the Chinese 7th month.
This copy is for the Lunar year 2015

Here is a concise summary of the Chinese Luck system, known as the Holy Trinity:

    1. Heaven Luck:
This aspect of luck is inherited and determined at birth, primarily through your individual ba zi (Four Pillars of Destiny). It represents factors such as your birth date and time, which are believed to shape your destiny and life path.

    2. Earth Luck:
Earth Luck relates to the Feng Shui of your surroundings—including home and workplace environments. By adjusting the physical space according to Feng Shui principles, you can influence harmony, well-being, and opportunities in your life.

    3. Man (Human) Luck:
Man Luck focuses on the relationships you cultivate and the actions you take. Maintaining strong bonds with family, friends, and your community plays a vital role in personal luck. It’s important to be cautious, as some sellers may claim their products enhance this aspect under the guise of "Feng Shui," even though genuine improvements rely on your actions and relationships, not material items.

Each of these three elements interacts to influence overall fortune and life experiences. Balancing all three is considered essential for optimal luck and well-being in Chinese metaphysics.

  11. Ingredients: an old house + lower ground area + close to a canal or stream = prone to termite infestations due to conditions of "damp soil" ideal places for termites to multiply.

    2. In Singapore, if you are
    ever considering buying a
    second-hand landed property be
    it a terrace, semi-detached or
    a bungalow (a house on it's
own), please take heed of the
    following story:-
    3. Do take note if you stay at
    St Michael's Road/Towner Road,
Pasir Ris and many areas that
are close to canals or damp
    locations:
"There was once (6 years ago),
I went to a bungalow at St
    Michael's Road in Singapore to
    do a Feng Shui audit."
"As part of the audit, I
    checked the flooring and found
    some very strange cracks on
    the floor".
    4. This is an important
    consideration, as the
    foundation is important for a
    FS accessment.
"I peered down into a crack,
and low and behold, I saw the
face of a termite smiling at
    me thru the crack. The
    termite, "greeted" me with
    surprise!"
    5. The owner immediately
    called the pest control people
    to exterminate these white
    ants (termites).
    6. Do excercise care, when you
    next look at a second-hand
    terrace or any landed property
    especially with locations that
have dampness such as a canal
even as far as 1 km away.
    7. This is because, when the
    property was new, most
    probably, the site which the
    building is, has been treated
    with slow release chemicals
    that keep termites away.
But, if there was regular pest
    control check done annually,
    then, your entire investment
    can literally be `eaten' away
    right under your very nose.
The morale of the story "
    Prevention is better than
    cure! "
    Warmest Regards,
    Cecil

  12. These are some considerations:
    1. Most likely when you mention "fame and reputation"; most likely you are not living (or located) anywhere in Asia especially the Far East, Hong Kong and China.
    2. Please refer to a recent posting on close to this same subject:-
    http://forum.geomancy.net/phpforum/article.php?bid=2&fid=1&mid=33736&new=
    3. Traditional Authentic Feng Shui does not use such "fixed template" stuffs.
    4. If one is in one of the countries as mentioned under Para 1, above; and if a practitioner would bring up "fame and reputation", "courage" etc... That practitioner would close down in a few days - as he/she would be denounced as a "quack"....
4.1. But unfortunately; it is a pity that many in the west; seems to understand and rely on non-traditional or authentic Feng Shui.
    5. "If it ain't broken" don't fix it". Given that it is best not to rely on such "quack" theories; best to leave it status quo.
    6. Most of the time; often - if the area is the frontage or close to the frontage; one often will not get it so wrong with a water feature.
6.1. Logically, many assume a water feature = wealth. What matters most is to understand that if we have a water-feature; NOTHING can be built above it = clear space! And this gives rise to a "bright" and airly area where qi can come into a home.
6.2. For example, in small countries like Singapore, which is short of space; in the 1950's it is common to find bungalows that are 10,000 sq feet and terrace homes that are close to 3,000 to 4,000 sq feet.
6.3. And here, if one plants a mango tree; even in such large areas; often a matured mango tree can be quite large and cast a dark shadow below the area. Making the area "dim" and dark. Not exactly the kind of thing one should do at the frontage of a home.
    7. Please don't rely on such "crabby stuff" like "fame and reputation type of non-sense = rubbish cannot even call it Feng Shui. "
    8. Unfortunately, such things are not even close to "kindergarten" Feng Shui that was widely practised in the 1970's and 1980's.

  13. If one wants to DIY; one has to make an effort to do some work.
For example, in the attachment: I have zoomed the sector "EAST". This sector is the dry kitchen and has Flying Stars Mountain Star #2 and Water Star #5. In addition, these two combinations: has some significance e.g. Star 2 = sickness Star 5 = some outdoor accidents and troubles. And the cure is to use "metal" at that sector.
You have to do your leg-work and analyse each sector by sector. Do re-look at your question. How to implement an "enhancement" or worse still need a cure without knowing what is at that sector.
If so, one is better off : flipping a coin for the "Feng Shui".
In the second attachment; each sector has it's own significance etc.. and
the third even shows one page where one's best ba zi colours need to be considered.

  15. These are some considerations:
    1. In the past and even in the 1980's, many geomancers have limited knowledge or rather "skills".
    2. Many geomancers got to learn basic skills. And I do remember visiting one of my reservist clerks at that time.
2.1. In his house warming; he mentioned that he sought Feng Shui advice. And then (1980+) the geomancer told him he lacks "earth" element.
2.2. And at that time, he told us he spent over $50K. And this went into costly granite tiles and lots of "stone" were placed in the home e.g. a marble dining table and lots more marble here, marble there.
2.3. Today, this is different. And many get to learn or understand that Feng Shui is not so simplistic that one has strong earth element thus have to avoid earth. Like this, might as well not stay in a concrete home. Buy a "wooden" home seems more relevant. Does this make sense today?
    3. Drawing a parallel; when there was only X-rays. The idea of "I am a very strong earth element" person therefore, I should stay clear of earth.... is like the X-ray techology.
    4. After MRI machine was invented; this brought a new level of peering into any tissue within a body. And today's Feng Shui is more sophisticated and even if one is a very strong earth element... ...
5.In the past, a geomancer will cluster your ba zi element and use this universal approach in a home Feng Shui.
    6. But do remember this:
6.1. Humans have our own birth-date and thus our birth-chart i.e. ba zi.
6.2. A home also has it's own birth-date and it's own "ba zi" in the name of Flying Stars.
    7. Thus, if a sector in a home perhaps need earth element; this is or will be distinct from your personal ba zi. Thus for eg. if a location in a home has a very auspicious mountain star #8 = current prosperity; activating a solid object with mass such as a "brick" etc... would be advantages - even if you are a very strong earth person = no issue at all!
