Case Study 3A: A picture paints a thousand words - Get It? Yes/No? Aiyoh! Why so noisy? Case Study 3B: Bellewaters EC at Anchorvale, Sengkang & Tampinese Expressway (TPE) 1. The Bellewaters EC has conveniently left out the Tampines Expressway (TPE)! 2. This year, a past client of Bellewaters EC wanted to upgrade to a bigger unit at Bellewaters EC. 3. She confessed that she was aiming to purchase a pool view unit at Block 11. This was because, she felt that like her unit and many others in the development, only block 11, and 13 are somewhat buffered by the traffic noise along the Tampines Expressway! 4. So here it goes, even Blocks 15, 17, 19, 21 and 23 are also not immune to the noisy traffic at TPE. Bellewater Executive Condo (EC) Site Plan Case Study 3C : The balcony and the two ledges of Master Bedroom and Bedroom 2 are double edged swords 1. The benefit is that especially for say Master Bedroom and Bedroom 2, one could still leave the windows slightly ajar an allow air-circulation into these rooms without having forced to close them in case of wind and rain entering these bedrooms. 2. From past experience, these over-hangs or ledges may help to magnify traffic noise especially from moving vehicles along e.g. the TPE. 3. Let's home that the developer is kind enough to install some sound proofing material on the roofs of the balcony to somewhat reduce such noise. This may help slightly but does not mean that units in this development is immune to traffic noise: +++ TOO LATE ALREADY "The noise make me feel very uncomfortable. What is the Holy Trinity of Chinese Luck System? For some, home Feng Shui luck is FAIR or so so. However, because they have favourable good Human or Man Luck, this often transends or help in their overall luck. But if one is staying in a home, and either feel unease or unsettled, e.g. looking towards, say a hospital, then this can decrease one's Human or Man Luck! Also, some hear comments from friends or relatives that it is considered "unlucky" to look at a Hosptial, here one may even feel more unsettled.- Master advice needed
1. In my opinion, buffered by houses No. 80 and 82 and also H Residences. 2. However, even if I say is Okay, but there are so many opinions. Or that if you are okay.. but you may get visitors who may say "bad things" about having a view towards the hospital. 3. Under the Holy Trinity of Chinese Luck system: Heaven Luck via Ba Zi = 33.33 Earth Luck via Feng Shui = 33.33 Human or Man Luck via feelings = 33.33 Total =100 percent. 4. If one is in doubt or concerned or unsettled with looking at the hospital and feeling uncomfortable, This can affect one's Human or Man Luck of 33.33 percent. 5. Thus even if Feng Shui is good but Human or Man luck drops low or a low score, then this is also not good. 6. Furthermore, when time for re-sale, if you are concerned today, there will always be potential buyers who are equally concerned. And some like to low ball or press for a cheaper price. 7. Frankly, if one has such doubts, do perhaps think twice or thrice before the purchase. \ P.S. Previously at HDB Adora Green at Yishun, a Block/stack facing the Khoo Teck Puat Hospital was the most expensive. However, the distance between the Hospital and Adora Green is a pretty distance away. This could mean that a combination of the two vaccine types may offer better protection against the coronavirus, researchers said, noting each had its own advantages. The study by the Duke-NUS Medical School found that inactivated virus vaccines such as Sinopharm and Sinovac, which were used extensively in Asia, and mRNA vaccines – which include Pfizer-BioNTech’s Comirnaty and Moderna’s Spikevax – trigger different T-cell responses in fighting the coronavirus. Inactivated vaccines - an older technology used in the polio and influenza vaccines, among others - are made up of dead viruses, unlike mRNA vaccines, which use just parts of the virus’ genetic material to stimulate an immune response. While mRNA vaccines induce T-cells – a type of white blood cell – targeting the spike protein of the coronavirus, inactivated vaccines elicit a broader immune response against different proteins on the virus. This means that while inactivated vaccines might not be as good at preventing Covid-19 infection, they can play a role in preventing the development of severe disease, said the study’s senior co-author Anthony Tanoto Tan, a senior research fellow with the Duke-NUS’ Emerging Infectious Diseases programme. Earlier studies had shown that mRNA vaccines help patients produce a far greater number of antibodies, compared with their inactivated virus counterparts. However, newer variants have proved to be more adept at evading the antibody response, Dr Tan said. “This means that maybe we should stop thinking about preventing infection, and we should start thinking about (how) vaccines (can prevent) severe disease,” he said. The research team compared the T-cell immune response in about 500 blood samples from more than 130 people who received inactivated Sars-CoV-2 and spike mRNA vaccines. The study, which was published in medical journal Cell Reports Medicine in October, found that mRNA vaccines can induce T-cells targeting SARS-CoV-2’s spike protein, which contains numerous mutations in the Omicron variant. However, inactivated vaccines stimulated a broad T-cell response not only against the virus’ spike protein but also the membrane and nucleoprotein, which have much fewer mutations in the Omicron variant. Unlike the mRNA vaccines, the inactivated vaccines did not seem to generate cytotoxic CD8 cells – T-cells known for their ability to kill virus-infected cells. Instead, they mainly stimulated a type of T-cell called CD4, or “helper” T-cells. When these helper cells recognise a viral antigen, they release cytokines – chemicals that help activate other types of immune cells. The broader response provided by inactivated vaccines, in generating T-cell responses towards other viral proteins, could be beneficial, said the study’s senior author, Professor Antonio Bertoletti, from Duke-NUS’ Emerging Infectious Diseases programme. Larger studies are needed to clarify the impact of these T-cells’ responses to better design vaccines for controlling severe Covid-19, he said. This does not mean that inactivated vaccines are superior to mRNA or other vaccine technologies, Dr Tan told The Straits Times. The question of which of the different vaccines – all of which were developed after a significant amount of research – is “better” is not straightforward, he said. “They all have their advantages.” However, a different vaccination strategy may be required, Dr Tan said, suggesting that one possible approach could be that a person gets the primary series of vaccination with an mRNA vaccine and subsequently get a booster using an inactivated virus alternative to get the best of both worlds. ST reported in October 2021 that private clinics here were seeing significant demand for Sinopharm and Sinovac boosters among patients who had previously taken mRNA jabs, which was attributed to a fear of side effects. Experts, however, noted at the time that inactivated vaccines had not yet been proven to have a better response as boosters, compared with other vaccines. The study adds important insight to our understanding of immunity against the coronavirus, said Dr Leong Hoe Nam, an infectious diseases expert at Mount Elizabeth Novena Specialist Centre. However, it may not be beneficial for patients to take an inactivated vaccine as a booster, after taking an mRNA vaccine during their primary series, he said. This is because the strong immune response conferred by an mRNA vaccine may negate any advantages from the inactivated vaccine, said Dr Leong, adding that there are no studies regarding the benefits of taking the vaccines in such an order. The Duke-NUS research team called for further research with more participants, to better compare the ability of the cell response induced by inactivated virus vaccines with that of the mRNA vaccines in reducing the severity of Covid-19 infection.
