  2. Case Study 4: Should I be concerned with the near-by Electrical Sub-Station (ESS)? 1. This is related to a Stigma. Given that so far there are no known issues with living close to an ESS. 2. Thus even if science shows that there are no adverse issues with such an ESS. 2.1. There are always some who have heard that it is inauspicious and thus already closed their minds to it. 2.2. More so, if in the future, a potential buyer has this "fears". Thus may or may not affect future re-sale value.

Either from the staircase landing or the corner of Stack #A. 2. Please note that this is only a sampling. There may or may not be more poison arrow(s) around this development.

Although still close-by (expect some noise level) but fortunately, there is a buffer = stairwell between the PP and stack #685:- 3. Really cannot ask for more. Close to Perfect, here!
  8. Case Study 14: Any issue living close to an Electrical Sub-Station ESS? 1. Scientifically, there is no known issue living above an ESS or close-by to it. 2. It al boils down to a stigma. Unfortunately, stigmas sometimes are diffcult to be shrugged off! Therefore, safest try to avoid lower floors or if such specific stacks/units: stacks #158, #160 and #107.

No matter what, there is often a stigma especially one's home faces such a facility. Even if stacks like #136 and #138 does not directly face it. 3.   18. These are some considerations: Part 1: PP and DOP 1. From current examples from completed sites, usually 2nd storey units are affected by the roof-line(s) of the DOP. 2. Fortunately, since the DOP is not directly at either 321 and 323's frontages, the specific DOP is a non-issue. 3. It is true that mostly likely #03-321 to perhaps #04-321 may have an indirect view of the PP. But fortunately, only unless one is such a "busy body" to constantly look towards the PP. 4. In fact, two actual stacks 343 and 345 are the ones that directly face this PP. 5. Usually, PP's of newer developments often do not have that frequent wakes = Touchwood! Especially since mostly occupied by younger couples. 5.1. Unless lots of the couples have elderly staying with them. (Malay weddings.. not sure.. though). 6. Thus for low floors of 321 and 323, maybe, just maybe occassional "noise" coming from the PP. 6.1. And I believe, even so, there is perhaps a restriction like say? 10pm... not allowed any "noise?". While frankly, 323 is the least of an issue - if any. Part 2: DOP and Sha Qi from stack #329 towards stacks #321 and #323 7. The easiest way to see if a unit is affected or not by Sha Qi is to draw similar YELLOW highlights. 8. One will notice that the DOP is no where near this YELLOW highlight. 9. However, one will notice that #329 is in the way. 9.1. This type of Sha Qi is a TYPE 2 - Poison arrow. To learn more, click this link:-

As the MSCP is 4/5 storeys high, best to purchase a higher unit often to be safe, greater than 6 or more levels high. 2. Even if the unit is higher than the 4/5 storeys; there can also be the lamp posts on the roof garden. 2.1. These lamp posts can equally be a potential poison arrow if aimed to say unit 130 window openings.
