Oh Dear! This AD by UOL to the uninitiated does not look right! A closer look shows that this Ad which "screams" LAND PARCEL. But on closer look this LAND PARCEL is actually the vacant plot of The Clementi Canopy. And not Clavon condo. By the way, Clavon condo is to the right of this land parcel. Case Study 1: Then and now... (Extract from Geomancy.net's resource of The Clementi Canopy.) Clavon condo is to the West of The Clementi Canopy. There was once a Jubilee School. Today, the school disappeared and Jubilee Road becomes a dead-end road due to the AYE. The area where The Clementi Canopy is was once a busy hub. And there was once a circus connelecting Clementi with West Coast... Zoom out of the above map:- Today, this development is surrounded by good schools...provided can get in...nevertheless good resale potential other than those units near to the expressway plus afternoon sun.. Case Study 10: Buying a unit facing an empty field? 1. There is a risk that one fine day there might be a construction work on that empty field. 2. Clavon condo is the new kid on the block. The next door neighbour with HDB Clementi Peaks. Do expect noise and dusts and heavy vehicles plying the same access road with HDB Clementi Peaks for at least 2 1/2 years...

Photos were taken of Clavon condo on 4th May 2020. When I made a visit to The Clementi Canopy which had just T.O.P. Whilst at The Clementi Canopy the Ayer Raja Expressway especially stacks/units facing it can be a tad noisy... UOL did install sound dampers on the ceiling of the balcony to absorb SOME noise, though. Two schools in close proximity to Clavon condo. NUS High School and Nan Hua High School:-

1. Often high floors like yours should have a lesser concern. 2. No matter how, all HDB estate coffee shops near to HDB homes are allowed to place a “Lower your voice after 10pm” or similar signs. Location: Spice & Spices Block 79 Redhill Market The elderly auntie took over her mum’s stall. She and her husband runs the stall. Recently her son helps at the stall. My mum says, one of the best dried powder spices (if not) the best in Singapore. As the dry powder can keep very Long. They also sell the wet ones. But this is meant for immediate consumption. A long time ago tried purchasing at Geylang Serai market. What a disappointment... as they add too much flour.. terrible.. This is a dying trade. Especially so, as told by her son: "Spices are cheap. But nowadays they have to sent the ingredients to a factory for grinding. And this is costly eating up their small profit margin". At the Marine Terrace market, there is also a stall selling such spices.. But did not patronise the stall. As mum likes the Redhill one.

Malay Nasi Padang = Aneka Mee food at the round market at one and only Block 137 Tampines. Looks spicy.. but actually mild chilli .. more towards the sweet side... This plate costs $4.50/- This estate was one of the earliest HDB developments in Tampines. This is why nearby blocks are 101, 102 etc... At Block 139 Coffee shop: very common ...

1. Above questions are considered useful to many. 2. And one can expect a reply. 3. Such replies comes from personal experience. 4. Unfortunately, everyday, many unverified questions will remain in a black hole. Learn Why? 4.1. Frankly NO ONE ELSE besides (that person) in this forum cares about that unit in a tiny red-dot or anywhere else in that world and whether it has good or bad Feng Shui. -

1. Drawing a parallel to what is meant by the Frontage of a home. 2. In the past; ancients could not dream that nowadays, many especially in crowded cities like Singapore and Hong Kong have to stay in high rise. 3. Thus, during that time, the ancients simply or generally state that to take readings (compass) one should stand at the main door looking out... 4. Perhaps in another 10, 20 or 30 years (if there is still a balcony) it could even be a real or additional living space. Unconcerned with wind and leaking rain etc.. 5. Thus based on such technology, one may have the right to include the current "non-living" space aka the balcony. 6. Hopefully, by then someone reading this article should not say that "Master Cecil Lee" said so, it has to be so.. LOL... -

1. Frankly, in general, often a balcony remains an "outdoor" space. 2. In the past, unless someone add windows at the balcony (especially those former HDB Executive flats) else, since it is not considered a living area, I would in this instance exclude the balcony. 3. What about if one installs a Zip-track external blinds? 3.1. I remembered the year : 2017. When the first Australian brand Zip-track external blinds were installed at Vue 8 condominium in Pasir Ris. 3.2. Waterway Point condo T.O.P. 2016. Some units were provided with aluminium louvred balcony panels. And The Topiary EC T.O.P. 2016 where stacks facing afternoon sun at Block 15 were also installed with such aluminium panels. These panels can be moved to allow open space at the balcony. 4. In my opinion, although these balconies could be used for some activities. But technically, these are not actually living/sleeping areas. Given that Zip-track blinds have perforation and on heavy windy days, water can still seep-in. 4.1. As for the aluminium panels found under Para 3.2. above; it is also not air-tight. It is meant to be airy and if tilt at a right angle, still got large openings. 5. It is in my opinion that under Para 3, above. These should still not be included as part of the area to include to find the centrepoint of the unit. 6. I based this at the moment on both logic thus = common sense. 7. As Feng Shui does have lots of Indian Chiefs; I would not be surprised a difference of opinon. 8. Thus if someone else MAY have a better argument, and if it sounds logical, can consider this. But for the moment, I am sticking to what I had written, here. But will continue to have an open mind. 8.1. In the future, for example, if somehow the zip-track blind quality has improved to the point that it can control the air into the balcony making it somehow air-tight... -

Case Study: Still want to consult a Feng Shui Master associated with a Feng Shui Store? 1. Many Feng Shui Masters (who own such stores) are only interested in selling all sorts of products giving shady advice in the name of Feng Shui. 2. All these Feng Shui Stores and their related Masters really only care is to sell, sell, sell.. LOL On 14.3.2020... here goes... P.S. I was being simply polite. Don't get my hint? Throw it away, Please! LOL -
