Ascentia Sky 1 Alexandra View Period 8 Flying Star Feng Shui Ascentia Sky T.O.P. in 2013. Facing directions are either N2 or S2. As 7 degrees north = N2. And 187 degrees south = S2. Q. Phoenix Residences at the junction of Phoenix Avenue with Phoenix Road. Leasehold 99 years. Site plan shows a U-shaped design. The only difference is that this inverted U takes advantage of the open space afforded by the border facing SAF Hillview Camp. Frankly, I am not sure what is the view like overlooking into the fringe of Hillview Camp. Hopefully not a covered high fence or the motor pool or barracks or storage grounds. Facing the Ammo Dump means clear space as often the Ammo Dump is underground with only one storey level poking out of the ground.

Honestly, no one would willingly choose to reside in a home situated near a construction site: the noise, the frequent dust, and the presence of heavy vehicles navigating the roads adjacent to one's residence. 2. It appears that HDB flats in Toa Payoh are frequently twice the height of certain suburban estates. These flats can often reach heights of 34 floors or more! 2.1. The taller these flats are, the longer the construction period tends to be. 2.2. Last year, there were flats that required approximately 4 to 5 years for completion! 3. The construction of schools is similarly problematic. However, the turnaround time is generally quicker, typically ranging from 18 to 24 or even 28 months. This duration also varies depending on whether it is a primary or secondary school, as well as its size. 4. Therefore, if one has the option, it is advisable to avoid stacks or units located near such construction sites: For HDB Toa Payoh Ridge, two reserved high-rise plots are situated close to some of the stacks or units. Meanwhile, one (highlighted in BLUE) is relatively acceptable, as it is quite distant from this development.

Case Study 2: Do you know that even if a geomancer says that the site is excellent, all sites are govern by the concept of the Bell Curve 1. Remember, even if a geomancer says that this is a good development. However, a good unit also depends on where it is within the development: 2. Is your potential unit under the Good, the Bad or the Ugly? 3. Often if one is lucky, even if the unit is not so fantastic superficially. Some units are like an unpolished gem. While others unfortunately may be a hopeless rotten apple. 3.1. Just imagine, if the unit is like a 10 year old rundown 1,000 cc car. Even a good Feng Shui Master is unable to turn it into a good unit! By the way, (above) this falls under Habit Number 11. 4. Interlude: Kudos to the architect for getting the placement of washing machine and dryer in the right order! 1. One must get the placement order absolutely correct, here. 2. This is because of the need to install a water pipe and drainage to cater for a washing machine. 2.1. (Not withstanding the wall plug.. which is universally changeable between a washing machine and dryer - other than giving 13 amp or 15 amps x 2 sockets.) 3. Often, when I receive client's landed property layout proposals where there are a washer and dryer involved; more likely than not, their architect (perhaps a greenhorn) or has done very little of landed properties. May accidentally swap the position of the washer with dryer. 4. As you can see. There is a common sense reasoning behind placing the washing machine to the left and dryer to the right. (If we are standing facing them): 4.1. This has more to do with the doors of both machines. 4.2. Do you know that majority of front loading washing machines have their door swing to the left. While that of the dryer to the right. 4.3. This is to facilitate the ease of removing partially wet clothes (taken out of the washing machine) and seamlessly transferred to the dry. 5. What happens if the washer and dryer are switched? 6. If so, the doors of the two machines would be an obstruction to the smooth transfer of clothings. 6.1. And if one is clumsy, may even damage both doors as they may crash against each other and constant wear and tear on the edges of the doors. 6.2. As the clothings are transferred from the washer to the dryer. 7. Photo showing stacked washer and dryer. Did you notice door swings are different for these two individual machines. 7.1. In a stacked environment.. not perfect, but it still works well even if clothes are transferred from washer to dryer. 8. Do avoid the "wrong placement of Dryer and Washer as shown, here:- 9. This falls under the concept of "Even if you do not stay there, do a good job!" Habit Number 10: "You Stay Three!" 10. Many times, even if it is not a Feng Shui issue. Somehow, somewhere, it may indirectly become one! Maid: "Mum, I resign!" Madam of the house: "Why?" Maid: "It's hard to use the washer and then the dryer! I always strain myself!" Madam... hmmm... -

Case Study 4: A clash of stove and sink - Type E4 Block 26 #01-07 1. There are two sinks in the kitchen: A large and small one. Sales brochure seems to suggest that the smaller sink also does have a water pipe. 2. Here, this water pipe + sink drain clashes with the large stove hob. 3. Typically, this is no matter what: considered a clash of stove and sink. 4. No issue with the stove sharing the same wall as the dry kitchen's fridge. -
Case Study 9A: Should I be concerned purchasing a unit facing the entry/exit into the estate? 1. Stack #141: 1.1. Blessing in disguise that Stack #141 is not directly at the entry/exit of the estate. 1.2. The only discomfort is that this stack is directly facing or looking towards it's mouth. 1.3. As Stack #141 is slated close to 45 degrees to this service road, in theory no issue of a threat or sha qi. 1.4. However, even if vehicles travel at a slow pace within this service road, best to get a unit that is higher than at least 4th storeys and above. 1.5. In theory, stack #169's frontage is not facing the estate service road. Only the master bedroom wall is directly along the turn of the entry / exit. 1.6. Again, there should not be an issue. Other than slight vehicle noise when negotiating out of this estate. To be on the safe side, get a higher unit is preferred. Case Study 9B: Potential Future Bus Bay any concern? 1. Stack #109 directly faces this potential future bus bay. While #125 is quite close. 2. Often, it is the start, stop/braking and moving-off of buses that makes the greatest noise. 3. Best to avoid purchasing a unit at #109. Or at least get a unit perhaps higher than 6 or more storeys high. Same for stack #125 which is pretty close to this bus-bay.

Case Study 15: Should I be concerned with the stove in close proximity to the washing machine? For example, lets take a look at a sample: Ola Type B1 layout plan... 1. Okay, the stove is on the table top. While the washing machine is flushed below the table-top but a few inches away? 2. Some Feng Shui Masters (FSMs) or concerned persons may claim this: Washing Machine = Water. Stove = Fire. Thus somehow come to the conclusion that it is very inauspicious to do so. 3. Drawing a parallel. Some persons and even FSMs claim that a fridge represent the water element. Frankly, in general, this is not exactly true. 3.1. As many FSMs do consider a typical fridge a METAL BOX. And consider a fridge as belonging to the metal element. Not water. Why? 3.2. Simple. How often we leave the fridge ajar? Only when we need to use the fridge. Or in some cases some fridge need defrosting not that often. 3.3. If the fridge has a water dispenser or ice-maker at it's frontage, best not to have this feature face a stove. That's all. Here, under symbolism in Feng Shui, really fire and water clash. 3.4 A wine fridge often has tinted glass door. And the wine bottles can be seen. If so, this is no longer a METAL BOX. Again avoid having the glass door area face a stove = fire and water clash. 4. But for Ola Type B; the concern has more to do with pure common sense:- 4.1. If the washing machine uses power detergent. Sometimes even if we are very careful, when pouring in the power to the washer, the power may fly all over the kitchen. And since the stove and surface of the kitchen top is so close and even right above the washing machine... 4.2. Okay, I am using liquid detergent. Safe right? No issue right? 5. In some condos, where if a developer adds a door for the washing machine, there are noticeable ventilation slots on the door. 5.1. What does this mean? Heat is often produced by the washing machine naturally as the motor heats up or purposely. As some two in one washing machines may have heaters. 5.2. Thus vapours may be produced by the washing machine. And sometimes these vapours evaporate and fall all over the surface of the kitchen table top and stove. 5.3. These are considered extra condiments that may flavour the food. Sometimes, the food may taste even more flavourful. But is this healthy? Hmm.... go make a guess... 5.4. How often we leave our plates, cups in the open... let not these particles coat the interior surface of these items... got it? get it... 6. This is why in the past and even today, we still see especially new HDB flats that has a separation between the kitchen and the service yard where the washing machine is suppose to be at it's righful place! 7. What should I do now? I already booked this Type B1 unit? Common sense says don't use the washing machine when cooking etc... And don't leave plates and utensils lying around during the use of the washing machine! Or wash the plates etc.. prior to use..

Case Study 14: Should I leave the lid of the WC up or at the closed position? Lets look at the example of the yard toilet of Ola Type B3 layout plan 1. Common sense 1.1. All toilet seats have rubber studs that provide a padding between the ceramic toilet bowl and the plastic seat. 1.2. Thus even if one were to close the WC toilet seat lid; there will always have a ring of small gap. 2. Now. Assuming if one were to flush the toilet bowl. Water rushes into the air-pocket within this WC. And ultimately, forced out through this gap. 3. Below: Is a rough representation of the micro-droplets spraying out of this gap:- (Of course in real life, these droplets will have a uniform spray all round the toilet. But above is to illustrate it can spray towards the stove. 3.1. One might say who cares! The food that I cook will have additional flavours found no where else. And my visitors (victims) always says I cook so well.. LOL 4. Much like someone sneezing and spraying their micro-droplets a distance away. 5. What's the problem? I can always leave the toilet lid at the open position. Or close the toilet door when not in use. End of story... Just to highlight that it is not the end of a "tasty meal." P.S. Studies have found that leaving the toilet lid open also do allow some "air" from the toilet blow to "move" vertically upwards.. instead of horizontally. Therefore, there is no such thing as one is better than the other. However, most of us are healthy so often can be resistant or no issue with this.

Case Study 7: HDB Canberra Vista's stack/unit numbering system uses all odd numbers. 1. As this development's stacks/units use only odd numbering system. This is a blessing in disguise. 2. As there no possibility of having unit numbers like #404 or #414 or #444! 2.1 Below: Good that all the 4xx units don't have the infamous #4 as it's last digit number! 3. Contrast this with HDB Kim Keat Ripples. Where one can find stacks such as #444 or #414. 4. Imagine owning a unit #14-444 or #04-444. 4.1. Even if one is neutral to such numbers. In a future re-sale situation, the potential buyer(s) may not be too keen on your unit. 4.2. Some even have the "cheek" to try and give a "low-ball" offer. 4.3. It is interesting to note that Block 376C has conveniently left out a stack #144. Thus there is 143, 145 only.

Case Study 6A: Please check where is the common bins in relation to the unit's frontage or main door. 1. If location in red are low see through railings: Standing at the main entrance of stack/units 107 and 109 can see the common bin lobby. This is best to be avoided. 2. Below: Stack/unit's frontage = master bedroom windows are close-by to the common bin lobby and bins. 2.1. Just imagine someone leaving durian shells at the common bin lobby. And if one leaves the master bedroom / bedroom windows; in certain circumstances... one might even smell the durian flavour. 3. As the frontage of the home (living room/bedroom side) is important, let it not be close to the common bin lobby / bin area. 3.1. In addition, when it is time to re-sell the unit; hopefully this does not become a potential issue to the seller of the unit. Case Study 6B: Equally depressing to find stacks #295, #397 & #417's main entrance is close-by to the common bin lobby (CBL). 1. Even #293, #395 and #415 are also not spared being close proximity to the CBL. 2. Although stacks #297, #399 & #419 are further away; it would be nice if the CBL can be further and further away!
