  1. Common Bin Lobby Having a Common Bin Lobby sharing a wall with your unit, and located beside your unit's frontage, is generally considered unfavorable. This setup is often associated with poor Feng Shui, as waste disposal facilities can bring negative energy into the living environment. Living close to a bin lobby may also expose you to potential issues such as noise, unpleasant smells, and reduced privacy, which can negatively impact daily comfort and well-being. Additionally, such a location is likely to be less attractive to future buyers, which may lower your resale value compared to units in more favorable positions.
  2. Considering a South-facing (S1) unit at HDB Ping Yi? Watch out for kitchens located in the northwest sector. Case Study: If you don't want the male breadwinner’s career to be impacted, make sure south-facing units do not have their kitchens, especially the stove, in the northwest sector. Sample illustration of a typical HDB unit facing south or southeast 1. Based on a quick review of just one stack or unit, for example, it’s clear that both the kitchen and the stove inevitably end up in the inauspicious Fire at Heaven’s Gate—the northwest sector. +++ Stacks 509, 529, and 531 have kitchens in the northwest area. Many southeast-facing units also have this layout. It is important to place the kitchen stove carefully.
  3. Low floors of Stacks #720, #722, #724 & #726 may experience traffic noise during peak hours of the day
  4. Units located near the Common Bin Lobby (CBL) Even if you are personally comfortable with certain factors—such as proximity to common areas like bin lobbies—these features can negatively influence a property's future resale value. Buyers often perceive such locations as less favorable due to potential issues with noise, odour, or poor external Feng Shui, which can create negative energy and impact market perception. As a result, properties near bin centres or similar areas may attract fewer buyers and sell for lower prices compared to units in more desirable locations. a. #168 and #170 Unit's frontage close to the CBL b. 5. HDB February 2026 BTO launch Source & Credit: In Bukit Merah, a 1,040-unit project comprising two-room flexi, three- and four-room flats, is bounded by Jalan Bukit Merah and Redhill Close. Redhill MRT station is about five minutes away on foot. Gan Eng Seng Primary School and Bukit Merah Secondary School, as well as Bukit Merah Town Centre, are located nearby. The site is adjacent to Redhill Peaks, a Prime BTO project with 1,021 units that was launched in the ongoing October sales exercise = Redhill Peaks BTO.

  7. Considering a South-facing (SE3) unit at HDB Yishun Glade? Watch out for kitchens located in the northwest sector. Case Study: If you don't want the male breadwinner’s career to be impacted, make sure south-facing units do not have their kitchens, especially the stove, in the northwest sector. Sample illustration of a typical HDB unit facing south or southeast A quick sample shows that stacks 110 and 122 have kitchens located in the northwest sector. Many other southeast-facing units are also affected.
  8. The Petrol Station? Luckily, the petrol station is across the road and further buffered by Redhill Peak’s multi-storey car park.
  9. A Chinese Temple? Fortunately, the Chinese Temple is primarily a concern for the site reserved for future high-rise development.

  11. Living next to a nursing home generally comes with both potential benefits and concerns. Here are some points to consider: Possible concerns: - Ambulance noise: Emergency vehicles may visit the nursing home regularly, which could lead to increased noise at certain times. - Foot traffic: There may be more visitors, staff, and deliveries coming and going, which can slightly increase activity around your home. - Privacy: Some people feel uncomfortable with the idea of living so close to a healthcare facility, depending on personal beliefs or preferences. Possible benefits: - Quiet neighbors: Nursing homes generally maintain a calm and quiet environment, which can mean less disturbance compared to other residential sites. - Community support: These facilities may foster a sense of community and sometimes organize neighbourhood activities. - Security: Nursing homes are often monitored and well-secured, which can contribute to an overall safe neighbourhood. Overall, the impact will depend on specific factors, such as the design of the nursing home, its management, and how close your home actually is. If you have specific preferences or sensitivities (such as noise), it's worth visiting the area at different times of day to see if anything might affect your living experience. Related:
  12. Proximity to Bin Centre The presence of a Bin Centre near your property is generally regarded as poor external Feng Shui. In Feng Shui principles, being in close proximity to waste disposal facilities can create negative energy around the home environment. Additionally, properties facing or near a Bin Centre are often perceived less favorably by potential buyers, which can have a negative impact on future resale value. Even if this aspect doesn't personally bother you, it is important to consider how it may influence the wider market perception and demand.
  13. CAVEAT THIS IS NOT FENG SHUI Proximity to the Pan Island Expressway ARE YOU INTERESTED IN BUYING A UNIT THAT FACES A HIGHWAY? There have been multiple occasions where clients have shared that during their visits, the noise levels were not particularly high. Regrettably, they perceived that on the day of their visit, such as typically on a SUNDAY or during PUBLIC HOLIDAYS, the traffic noise was significantly reduced. This led them to feel somewhat reassured that these units might not be excessively NOISY. I encourage you to conduct your due diligence in this matter. LOL +++ Related: The impact of excessive noise +++ TOO LATE ALREADY "The noise make me feel very uncomfortable. They are cutting the tress So now we can hear the highway sound, traffic sound" +++ It is beneficial that the five-storey multi-storey car park with a roof garden acts as a buffer between the estate and Thomson Road.

  15. Noise from cooling towers on mixed-use building roofs My main concern is the location of the cooling fan towers on the rooftop of the neighboring integrated commercial and residential development. I am also concerned about the close proximity to the bus interchange and hawker centre. +++ Mixed developments always have air-con cooling towers somewhere on the roof or in this case close to the common area(s) of the residential facilities. 1. Before you sign the lease, ask your agent if the mall’s cooling towers are near your unit. 2. If your unit is next to a cooling tower, you might hear noise from the cooling fans. The noise depends on how many fans there are. 3. As the building gets older, the cooling tower fans often get louder. 4. The air coming from cooling towers is not very fresh. 5. Cooling towers usually run during the hours that tenants need them. 6. If you have tenants like fast food chains, some cooling towers might run 24 hours. Otherwise, they may start working around 11 am and shut down about 10:30 pm. This is just an estimate. If you’re unsure, ask the mall’s managing agent for the exact hours. 6. I have recorded the sounds from the roof of a commercial building on the same land as HDB Tampines Greenweave. 7. Please note that these pictures and movies with sound are from HDB Tampines Greenweave: ***************** 8. 17. UOL’s Skye at Holland is almost sold out, with units averaging $2,953 psf. At the same time, UOL and Singapore Land Group secured the Dorsett Road GLS site at $1,338 psf ppr, showing strong confidence in the Core Central Region market. This reflects UOL’s strategy of pairing strong sales results with active land banking to prepare for future launches.
