Part 4 - Shapes and Forms Sha Qi or Poison arrows
1. I am very concerned when I first saw this plot of land. This is because the plot of land is surrounded by so many neighbouring high rise buildings: The Gale, Dahlia Park, Edelweiss Park, The Inflora and Ballota Park.
2. At the time of writing, the siteplan has not been released.
3. In this streetmap, I had drawn an arrow and various coloured lines. These represent potential poison arrows from sharp corners.
4. Hopefully, these will not become poison arrow(s) to any of the stacks/units of The Jovell.
5. Unfortunately as The Jovell has not been constructed yet, it is difficult to ascertain if any of the sharp corners may be aimed towards the balcony of a unit (hard to cure), here.
6. For example, this is a magnified sitemap of blocks 51 and 53 The Inflora.
6.1 Each of the arrows show a potential poison arrow or Sha Qi (if any) aimed towards the plot = The Jovell. Hopefully, no unit’s balcony is ...

The Exception Principle by Cecil Lee, 2002:
Feng Shui by Exception by Cecil Lee 2002 consists of focus and analysis of key Flying Star numbers especially:
#5 = misfortune/sickness
#2 = sickness
#3 = quarrels, conflicts and legal entanglements
#7 = theft of wealth or loss opportunities
And whether it is possible to activate #8 = wealth location for that year. Given that this #8 may falls into areas like a toilet or kitchen or missing corner. Good if #8 for that year falls in the living room, dining room or main entrance area. -
Under the Principles of Management, one approach to leadership studies is the situational approach.
Under the basic premise of the situational approach "Is that different situations demand differrent types of leadership.
This approach was developed by Hersey and Blanchard in 1969 based upon Reddin's (1967) 3-D management style theory.
In 1999, I adapted the above as: "The Situational Approach to Feng Shui"
Similarly this universal concept can also be applied in Feng Shui. As different situations demand different types of Feng Shui tools & concepts.

Part 3 - Reading between the lines of the Sales Brochure of The Jovell:
1. One major consideration is: "Where is the external common central rubbish bin(s) on each storey?"
2. For The Jovell, the developer does not show the location of the external central rubbish bin(s).
3. Before signing the dotted line.. do check with the Sales Agent. In many recent past developments like the Hillion at Bukit Panjang and even 100 Palm Residences, many "wise" potential buyers have successfully requested and viewed the exact location of the common central corridor.
4. Don't want to get an unexpected surprise to find the central rubbish bin beside one's main door! Or possible not facing the main door. Both in terms of Feng Shui and may affect future resale value or even resale potential (if any)...
5. There are more considerations like the location of the central rubbish bin collection point(s) the electrical sub-station(s) and even emergency diesel generations etc....
6. I have complied a useful set of key considerations.. they are not exhaustive but rather.. is good to know...

The Customer Engineer Paradigm
This is based. On pure common sense.
What is the " Customer Engineer " Concept?
Here, if one is making an enhancement or "trying" out a cure without professional help, it is adviseable to do it a step at a time.
For example, when an IBM Customer Engineer tries to resolve a problem, he takes out what he feels is a faulty `card'. He monitors the situation for a few days to a week and if the problem has been solved, this is ok. If not, he replaces another card and monitors again.
Similiarly, if you are doing some enhancements on your own, avoid doing all at the same time. For example, do not enhance the garden, a certain room or more at the same time. If something happens, you may not be able to know what you had done wrong.
It is good therefore that if you make an enhancement, try it for two weeks to a month. (Particularly for those who like to do enhancements on a frequent basis). -

The earliest development was Ballota Park again by Hong Leong is freehold.
No surprise that all new flats such as The Jovell is now only 99 year leasehold.
All the above development was developed by Tripatite Developers Pte Ltd/CDL (Hong Leong Group)

Part 1 - Introduction to The Jovell Condo @ Flora Drive
by Hong Leong HoldingsThe large piece of land as it was in 1965. Hong Leong has the wisdom to purchase large plots including the other plot to built Carissa Park etc..
Most prominent landmark in 1966 was Yan Kit Village. Today, this landmark is the temple. And Changi Prison. Otherwise good news is that the entire plot as highlighted in red is vacant virgin land. And The Jovell will be the last development asit completes the full built-up on this plot of land:-
2018 streetmap showing clearly The Jovell occupying the last piece of land. The bad news for it’s neighbours is that they have to endure both construction noise and dusts for at least 2 1/2 years or more!
P.S. The Jovell in a crude way can be considered as "a leftover piece of land!" to be developed. This accounts for such an odd-shaped land. It also inherits a narrow strip of land - where the fencing is shared with The Inflora.

1. Case Study: Annual Flying Stars in 2018
2018's wealth sector is SE = #8. (#8 is the current prosperity water wealth luck from 2004 to 2023. From 2024 to 2043 locate #9. #9 then will be the wealth luck for Period 9).
•Sickness Star this year is at West especially if in the bedroom
•Misfortune/Sickness Star this year is at North = very bad if in the bedroom
•Disputes/Quarrel Star this year is at North-East
•Education/Romance Star this year is at South
•Grand Duke this year is West-North-West, 300 Degree.
- Avoid sitting facing the grand duke or disturbing him by having renovations.
•Location in Conflict is North.

#2 (weak earth) = Sickness sector
#5 (strong earth) = Misfortune sickness
In general, avoid: Bright Yellow and warm white lights. And also avoid lots of RED.3. Case Study 3: In that year, if one suddenly have frequent: Conflicts, quarrels, disputes and legal problems?
Blame it especially on Flying Star number #3
Cure?
In general, use RED and/or a lamp especially a red lamp or at least a warm white lamp at that sector.
But please be practical. If this falls in sectors like a bedroom, do not turn it 24/7. Else one becomes a zombie in the morning due to lack of sleep.4. Case Study 4: #7 represents "Robbery Star - Not the day-light robbery type. But rather loss of wealth or missed opportunities"
#7 is weak metal element. Depends on the sector, cures can range from various elements: Water or Wood or even Fire. But for practical reasons, the sector should be looked at closely to see if one of these is more appropriate. For example, Water cure should not be in a bedroom or a kitchen.
5. Case Study: Renovating your home? Each year, check which sectors are taboo, first!
For example in 2018:
•Grand Duke this year is West-North-West, 300 Degree.
- Avoid sitting facing the grand duke or disturbing him by having renovations.
•Location in Conflict is North.
- Avoid having renovations done opposite the location in conflict.6. With the above guidelines, one will be able to check the year in question and fine tune the Feng Shui (especially existing 20 Year Flying Star of a premise - Home or Office.)

Enbloc sale for Pearl Bank Apartments has been finalised.
Sold to CapitaLand for $728 million.
There was a failed attempt in 2015 to gazette this building as it did not meet the 100% target of approval.
The apartment block was designed by local architect Tan Cheng Siong. He designed a unique horseshoe shape design with exposed exterior concrete walls know as Brutalist architecture. (A French originated term which simply means “bare concrete”.
What is unique with it’s design is the interlocking “cubist” walls where the walls of one’s home never really shares exactly the same wall as a neighbour. Instead, one really do not know which wall is sharing with a second or third neighbour’s walls!
