Literally, indeed this HDB development is at the shores of Sungei Serangoon
This site overall is acceptable.

In the past, this 1966 streetmap shows Parc Life EC is located at the heart of Chong Pang Village.
Chong Pang Village was predominantly a Chinese settlement. Thus all the former roads had Chinese names.
Today, all these roads: ENG Hock Road, Huang Long Road, Kee Ann Road etc have totally disappeared.

In 1966, Sembawang was a well-frequented area. This was due to its close proximity to Johore Bahru.
During that period, The Nautical would have been situated at the outskirts of S. Simpang Village. Additionally, there was a market located 220 metres north of the condominium site.

As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.

These are some considerations:
1. Wait till you see something similar to this in another country. For example: in a land scarce country like Singapore, nearly all the landed properties have homes back to back of each other.
2. The only concern is that if there is an open drain behind the house; yes this can affect it’s Feng Shui.
