Case Study: Nearby Bin Centre, Electrical Sub-station and Multi-storey car park MSCP 1. The lower floors of Block 114B with 4 stacks 504, 506, 508 and 510 are the least desirable soley under Shapes and Forms Feng Shui. 2. Low floors of Stacks 508 and 510:- 2.1. Low floors would mean looking towards either the Block 113C MSCP carpark or potential poison arrow from lamp posts on the roof of the MSCP car park. 2.2. These two stacks are closest to the BIN CENTRE. 2.3 Nowadays, I have walked past many large bin centres and mostly store disposal bulky items and even a rest room for the workers and their tools. 3. Low floors of stacks 504 and 506 are the closest to the large Electrial Sub-station (ESS). But fortunately, so far there are no known effects of magnetism on the human body. If not, MRI's would have been banned for use today.

HDB Sky Vista @ Bukit Batok and the Precinct Pavillion (PP) It is good that not only is the planner of this development orderly while meticulous; they also did a good job in placing the PP beside the MSCP. Thus away from the view/noise of any of the stacks/units. The blocks/stacks/units are rectangular. And it is a good thing that only the MSCP and PP follows the profile of the plot. Plus it acts as a buffer from traffic noise.

Sales Brochure: Site Plan and Floor Plans sky-vista-@-bukit-batok.pdf HDB Sky Vista @ Bukit Batok BTO launch in August 2017 This is a small estate. And the planner screams of an orderly type of design. Surprisingly, to me, it seems that the two blocks 114A and 114B good spacing. And follows the traditional popular: "North-South" facing. N2: With stacks 500, 502 , 512 & 514 has the double auspicious #8's wasted at the "back" of the unit. Thus not as favourable. S3. Stacks 504, 506, 508, 510, 516 and 518 are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth. 1. Attached, please find a sample illustration of a Flying Star Period 8, S2 chart. 2. In the attachment: it is advantages for the [8] & [8] which symbolises : Prosperity, good wealth at the frontage of the home. Vs a N2 facing where this good stars are wasted at the "rear" which is usually the kitchen/yard area. 3. The only concern for a S2 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck. 4. Thus for a South facing (S2) best to select a unit where the kitchen is either at North or North-east sector is preferred.

Case Study: Avoiding low floors where one may be able to look into the Precinct Pavilliion (PP) 1. The Precinct Pavillions are highlighted in yellow. 2. Low floors of stacks/units highlighted in yellow may be able to look into the PP(s). 3. Stacks 1521 and 1635 are not facing the PP(s). But in situations where rituals are performed at the wake and/or music is playing ... can be noisy. 4. The planners of this development by placing a PP at block 433 means that at least 9 stacks may be "affected" by it. I did not even include stacks 1539 or 1587. Since it is at the fringe of the PP. See where are you comfortable with in terms of the PP. 5. Why are you so concerned about a PP? 6. There is no control as to when a wake/funeral occurs at the PP. If it happens during one of our festive occassions e.g. CNY. And if one has a full view of it; cannot close the living room windows and draw down the curtains on such an auspicious festive period.

Sales Brochure: Site Plan and Floor Plans west-scape-@-bukit-batok.pdf Case Study: "Site Reserved for Place of Worship" and "Site Reserved for School". Are these two situations bad? HDB West Scape @ Bukit Batok BTO August 2017 launch 1. As the potential Place of Worship is a street away and directly facing Block 432A stacks 1507 and 1509. It is good to place these two 5 bedroom types as "Last Resort" or rather AVOID! ACTUNG! 2. Should I also avoid stacks 1511 and 1513? 2.1. Stack 1511 is along the fringe of the place of worship. While stack 1513 is away from it. 2.2. These two stacks are "better" off than stacks 1507 and 1509. If one can, see if there are any other better stacks/units to choice from. In doubt, don't get then! 3. What about a unit beside a school? I heard that this was bad or inauspicious. 3.1 Avoid a school's clock-face (if any facing a unit). 3.2 Fortunately, no new schools have a clock tower. Only old established schools like Catholic High etc.. has one. 3.3. Noise pollution: If one's unit is facing the school's assembly area and/or playground; Early in the morning at school assembly the Singapore anthem would be played. By this time; most adults would have gone to work and school going children to schoo. 3.4. Some Feng Shui Masters claim that it is not good to be next to or beside a school because to them; often after 4pm onwards or a single session school; by later afternoon or evening.. the school becomes YIN. And to them, YIN environment is not as good for luck. 3.5. If one asks me, this is more like a grand-mother's tale: As there is sufficient YANG qi or residual YANG qi left in the area after dark. This is why in most schools that does not have an old history of occupation by the Japanese / torture etc.. It is often a non-issue. 4. As most schools are of a certain height; do be careful of the roof-line of a school if any slicing or aimed towards one's opening(s) such as the main door / living room windows and other openings eg. bedroom windows.

HDB Rivervale Shores BTO launched in August 2017
Cecil Lee replied to Cecil Lee's topic in Singapore Property Review
Based on past precedence. With this number of flats; most likely HDB could have farmed out the project to two or more different contracts? Another consideration is that since these flats are only 18 storeys high; I believe, a conservative estimate is that it could take 3 or 3.5 years or even 4 years to complete? The longer to complete means that the 5 years sell-by date would be pushed further towards Period 9 Feng Shui. Given this consideration, it is good to consider the purchase taking into consideration both Period 8 and 9 Feng Shui. -

Case Study: The planners placement of Precinct Pavillion(s) or (PP) is in my opinion a tell-tale sign of the how considerate or inconsiderate the architect/planners. Below: The three Precinct Pavillion (PP) in this 2,500 unit estate: In red = 1, 2 and 3. With two of them taking advantage siting them at the noisy Tampines Expressway (TPE). Which means, units are futher away from the TPE. This is considered a jumbo large development with 2,500 flats. Can understand the need for three (3) precinct pavillions PP. I must say relatively the planners have done a reasonably good job. In that they had placed two of the pavillions on the out-skirts: marked in red as "2" Blk 175 and "3" at Blk 173:- Can understand the constraints i.e. the final third precinct pavillion at Blk 170. This is the only PP that is visible to low floors of Block 170A stacks 28, 30, 32, 34, 36 and 38. Thus best to avoid purchasing low floors at Block 170A stacks 28, 30, 32, 34, 36 and 38. -
Rivervale Shores Sales Brochure: Site Plan and Floor Plans rivervale-shores.pdf HDB Rivervale Shores BTO August 2017 The planners of this development has given much thought in how to maximise as many stacks/units as possible to enjoy the view of Serangoon Reservoir. The planners of HDB Rivervale Shores did this by adopting a unique and less common snake like configuration for block layouts:- Thus at the West end starting with block 170; this snake undulates along 170A, 170B, 171, 171A and ending at 174A. This snake feature is not perfect. As it does result in e.g. Block 175B stack 338 has sharp corner(s) that may be aimed towards stack 340 of the same block. Similarly, block 174B's stack 302 has sharp corner(s) aimed towards stack 304. Stacks like 340 and 304 can see the "under-skirts" of 338 and 302 respectively. What this means is that if those living in these units "turn-left" can see the service yards of their neighbours. In addition, in the afternoon, sun may e.g. shine towards stack 338 and it may reflect sun-light towards stack 340:-

Case Study 8: Mixed Developments: Apartments & Shops + Roof-top aircon cooling fan/towers 1. I feel that one of most over-looked item to note is the roof-top aircon cooling towers of the mall. 2. For example: The Centris condo above Jurong Point. 2.1. Some clients realised that during T.O.P. they realised that their unit which is at a lower storey is in full view of the roof-top aircon cooling towers: Can hear the constant humming noise from the fans of the cooling towers. And on certain days can see the "smoke/moisture" rising from each of the cooling towers. 2.2. The most recent example is Hillion Residences. When a client wanted to purchase a unit, there. 2.3. I have advised my client to check out where is the cooling towers of Hillion Mall. As this is also a mixed-development. In addition to the location of the central rubbish bin etc... 2.4. Especially when the development ages. Hopefully, the cooling towner fans don't become noisier. 2.5. If a unit is too close to the cooling fans; the air-flow good or bad can affect the luck of that unit.

Part 5 - Topic: "Bottom-up or Top-down" and 5-Bedroom maisonettes 1. Maisonettes were very popular in the mid-1970s. And pioneered by HDB. Where these flats still exists. HDB called these flats HDB maisonette flats. 1.1. Illustration shows a typical HDB maisonette flat. And this model is a "Bottom-up" model. 1.2. Bottom-up simply means: The main entrance is at level 1. And all the sleeping quarters are at 2nd storey (2nd level):- 2. The former enbloc-ed HUDC Amberville now Silversea also had HUDC maisonette flats. 3. In fact, all the past generation of HDB & HUDC maisonettes are virtually "BOTTOM-UP" models. 4. What do you mean by "Bottom-up?". 5. This means that when we open the main entrance door, this is LEVEL 1 or 1st storey. And all the bedrooms / study / family area are located 1 floor up or LEVEL 2. 5.1. Bottom-left: shows Level 2 with the main bedroom, bedroom 2 and 3 at this level:- 5.1. Here, it is good to super-impose the Level 1 with Level 2 layout plan: 5.1.1. And make sure that the stove is not directly above a bed and/or 5.1.2. A stove / dining table / an altar (if any) is not below a toilet etc... 6. "TOP-down" This 5-Bedroom maisonette is less common. Here, to enter the bedroom areas; one needs to walk-down. Thus "from TOP to bottom.. this is where I called this Top-down". 6.1. Where all the bedrooms are at lower level or Level 1. Where the living room / kitchen / dining are at Level 2. 6.2. Here, there is no such thing as sleeping with the stove directly above the bed. 6.3. Fortunately, the toilets at Level 1 is also not directly above any of the bedrooms. This is both a concern (if any) be it a Bottom-down or Top-up layout model.

Case Study 7: Multiple Air-con Ledges and a look at Reinforced Concrete or RC Ledges 1. Multiple Air-con ledges: Two Air-con ledges: Inz Residence EC and 3-Bedroom Superior and Shapes and Forms Feng Shui 1.1 Under Shapes and Forms Feng Shui, it is ideally to avoid purchasing a home with so many air-con ledges. 1.2 This Inz Residence EC 3-Bedroom Superior design has an Air-con ledge at the frontage and another towards the rear of the unit. 1.3 The frontage of the unit is suppose to be a high asset value. And what worse than an air-con compressor spinning and generating noise and heat, here:- 1.3 Even with units that has 4 or 5 bedrooms; often their planners still manage to place the air-con compressors at a single ledge. 2. Many RC Ledges:- 2.1 There is a double edged sword with regards to having RC ledges. 2.2 In my opinion, the pluses outweigh the negatives. 2.2.1 This is because with such ledges, more often will encourage a family to leave the windows open (perhaps not fully) but partial. Making the entire home airy all year round. 2.2.2 Of course, Reinforced concrete or simply called RC ledges is not counted as part of the floor area. And often added by the planners for exterior asthetic purposes. 2.3 Bird resting place - magnet: 2.4 Below: iNZ Residence EC with a distinctive frontage full of multiple RC ledges:- 2.5 The only dread is that if the RC ledges are not slanted at an angle like much of the RC ledges found in new and old HDB flats; it simply means birds can perch on them and often leave bird-shit droppings. And can or may be a source of bird-flu or other air-borne viruses.

Part 4 - Inz Residence EC and 3-Bedroom Superior and Shapes and Forms Feng Shui 1. Two Air-con ledges 1.1 Under Shapes and Forms Feng Shui, it is ideally to avoid purchasing a home with so many air-con ledges. 1.2 A 3-Bedroom Superior layout plan where there is an air-con ledge at the frontage of the unit. The frontage is suppose to be the highest asset of a unit:- 1.3. No issue with an air-con ledge at the rear of the unit. This is was what is suppose to be. And not two air-con ledges: front and back. 1.4 Even with units that has 4 or 5 bedrooms; often their planners still manage to place the air-con compressors at a single ledge. 2. Multiple RC Ledges (sample illustration from another development in Katong):- 2.1 There is a double edged sword with regards to having RC ledges. Below: iNZ Residence EC with a distinctive frontage full of multiple RC ledges:- 2.2 In my opinion, the pluses outweigh the negatives. 2.2.1 This is because with such ledges, more often will encourage a family to leave the windows open (perhaps not fully) but partial. Singapore Improvement Trust plans on Tiong Bahru Estate was built along/around Chinese Hokkien cemetery land. Which includes land currently occupied by S.G.H. This estate consists of 504 flats and a market. From the attachment one can see that the flats are conservatively laid out in uniform and orderly fashion. As much as possible, the roads are laid out also in orderly grid. If all the wordings were blank-out; believe me - if I sat that a quick glance: I could have mis-read it (mistaken) as a colonial British naval base. With warships parked along this wharf...

Blocks 519A, 519B, 520A and 520B NE2 such as stacks 05, 07, 09, 11, 23, 25, 27, 29, 45, 47 & 53. As the mountain star #8 is at the frontage; In order to activate the pearl string effect; best not to have a water position at the frontage. Unfortunately, all the stacks in this facing (Sky Patio) have pool(s) of water at the frontage. SW2. With stacks 01, 03, 15, 17, 19, 21, 31, 33, 39, 41, 43, 49 and 51. Shares quite similiar characteristics as NE2. But as it enjoys an auspicious "parent string" combination; it has much better Feng Shui than NE2. But high floors may get a dose of indirect afternoon sunlight.

6 blocks with 16 storeys and 1 block of 15 storeys high. There are a total of 708 units in this development and comes under Period 8, Flying Stars N3. Stacks/Units has the double auspicious #8's wasted at the "back/rear" of the unit. Thus not as favourable. S3. Stacks are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth. The Panorama at Ang Mo Kio - Which units are lucky today?

The Panorama at Ang Mo Kio - Which units are lucky today?
Cecil Lee replied to Cecil Lee's topic in Singapore Property Review
Best to avoid being on the sky-roof during thunderstorms. I remembered visiting a landed property nearby at Yio Chu Kang Gardens (Chip Type Gardens). And that year, the owner told me that because his home is on a higher ground; lightning strike a tree on the roof of his terrace home. And I could visibly see a chunk of concrete got bitten away when the lightning bolt tried to find earth after striking the tree and grounding itself to the concrete railing of this home. Thus in this development and elsewhere, above standing too close to a tall tree on the skyline as often; this may be higher than the lightning rods of that building.
