  1. Case Study 6: Samples of Suspect Poison Arrow(s) from a sharp corner aimed towards a stack/unit 1. The corner of the 4 storey + roof garden at 5th storey is a potential poison arrow if it is aimed towards stack/unit #175's opening such as into a bedroom. 1.1. For stack #175 best to purchase a high floor unit above 6th storeys and above. 2. Sample of the sharp corner of Block 858B stack #131's sharp corner aimed towards stack #171. 3. Ideally, best to be physically in a unit and look out to determine whether it is truly a sha qi towards a specific room in an apartment:- 3.1. Else cross one's fingers and hope for the best. 4. ACHTUNG! CAUTION: Please take note that the above are just TWO (2) samples. 4.1 As there can be many more of similar situations in this development. Cavet Emptor (Let the buyer beware!)
  2. Case Study 5: Multi Storey Car Park (MSCP) Exit points x 2 1. There are two Exit points from 858E MSCP as shown by the two red arrows. 2. Although the vehicles exiting the MSCP needs to slow down, however, there is some sha qi + not ideal for low floors to look at the exiting cars. 3. Another common sense thing is that in the evening or early hours when the head-lights of vehicles are turned on and when the vehicles need to go up and down a hump, the head lights might be glaring ... hope you get this picture... 4. Thus especially for stacks #171 and #173 based on the above, minimum is try to get at least the 4th storey. However, this is based purely on the above concerned. 4.1. But if we add the fact that the MSCP is 5th storey's high, all the more to get at least 7th storey for these two stacks/units and any others also facing the MSCP. 4.2. Why 7th storey's or higher is preferred? 4.3. For sure it is not like our infamous Minister "J.T.'s" infamous... "making love all over the place" but rather... to avoid lamp posts on the roof-top of the MSCP / Roof Garden. 4.3.1. Here, one has no control of the placement of lamp post on the MSCP roof. What happens if the metallic lamp post slices towards a unit's living room (hard to cure) given that most of the time, we don't screen-off the living room windows... 4.3.2. If the lamp post faces a bedroom window.. much easier as best of the concept of "if no longer see the lamp post, it is no longer a threat!" Sample Photos can be found, here
  3. Case Study 4: Should I be concerned if I were to consider purchasing a unit at either #165, #167, #195 or #197 as these units face a curved road? 1. Good news is that these units even if they directly face a curved road is of no issue as the road curves AWAY from HDB Tampines Greenspring and not the other way around. (As shown in the BOLD RED outline. 2. Thus part of Tampines Avenue 5 at this turn actually curves towards AIA Tampines, Hitachi Square and the current British Council. 2. However, so long as buildings like AIA Tampines and Hitachi Square or a future development to replace the British Council does NOT have a sharp corner aimed towards one or more of these stacks = no issue. 2.1. For example, in the near future if the interim British Council site is redeveloped into a Tower block and in this illustration, a sharp corner of the building may or may not become a sha qi aimed towards a unit like say #167 etc... 2.3. If the Tower block is octagonal, like that of UOB I, Robinson Road etc... may have various sharp corners... never know even #165 or other units may also be affect this.
  4. Case Study 3: The Precinct Pavilion (PP) at Block 859E 1. Three stacks/units at low storeys can see into the PP. 2. While two stacks may be affected by noise if there are activities such as a funeral/wake chanting/prayers and/or during a happy occasion like a Malay wedding, held there. 3. For these stacks/units, preference for higher storeys. As one cannot control activities such as a wake/funeral should it occur e.g. on one's auspicious occasion be it a wedding day or especially on the 1st to 2nd day of Chinese New Year. 4. Happened that I passed by this precinct pavilion and I recorded the loud music played at this wake: 4.1. Many Low floor units also face into the yellow tent .. where a wake/funeral was active.
  5. Case Study 2: Common Bin Lobby (CBL) with the Recycle and Common Bins 1. Please take this as one of the considerations:- 2. I have identified the various considerations, here:- 3. For Stacks #131 and #193 Unit may directly faces the common bin lobby and the two bins: recycling and common... 3.1 [Below] A detailed look at the actual (sample) of the Common Bin Lobby (CBL) and that the red arrow shows that especially the recycle bin can be seen from both units #137 and #139. And also that the CBL is really sharing the same wall as #139's kitchen or rather a "smell" away from each other:- 3.2 This is a good reason to study the block plan before committing to the purchase of a unit. 4. Hopefully, stacks/units like #131 and #193 does not face this similar situation as found at the recently T.O.P> HDB Greenweave. 5. In this photo, #131 and #193 may or could be the unit as shown in the distance looking towards the common bin area... (Or may not... please do due deligence as for Tampines Green Spring the bins are instead parallel to the "affect" unit's main door.) 6. For this unit at Tampines Greenweave, I am standing at the main door of the specific unit. And from here, I can see into the CBL: Stack/Unit #316 at Tampines Greenweave mentioned in the above photo:- 7. Even if one does not mind purchasing such a unit or “accidentally purchase” the unit already, one day should we want to sell the unit, may be a different story:

  12. 1. Frankly, I have already shared views on both developments. 2. Even in each development, there are the good, the bad, the ugly + many other considerations. 3. Many who are serious in two or more developments will often asked to do a detail review and ranking, instead. 4. In fact, this is very common both for ECs/condo/brand new HDBs ... 5. Your question is like for a permanent home which is better? Woodlands or Johor Bahru? Alamark, please don't ask such questions. LOL.

  17. Case Study 6B: Potential Poison Arrow from the sharp corner of the corridor side-wall. 1. Illustration showing the sharp corner of the corridor wall / railing aimed towards stack #450 main entrance door/opening. 2. Purple arrow is aimed towards stack #448. 3. Below: Full illustration showing the two stacks/units in relation to the common lobby area: 4. The four (4) additional stacks are: #324, #326, #372 and #374 with similar concerns or issues. 4.1. Sample photo showing similar sharp corners aimed towards the main entrance door: 4.2 Two photos extracted from the above link. 4.2.1 Note: Above is not from HDB Garden Vines (in the event that it had T.O.P. Clue = photo taken sometime in the year 2011.
  18. Case 6A: Sha Qi from a long straight corridor leading towards the main entrance door(s) 1. It is certainly a surprise to see this type of block / corridor arrangement where a long corridor flows towards the main entrance doors. 2. However, there are still some layouts that are not exactly straight flowing but at a slight angle leading indirectly towards a main door. 3. I observed none at all from January 2019 till I saw this.. 4. A total of four (4) stacks have a long straight corridor leading towards their main entrance door: 4.1. The thin red lines is like a crude "waves" or disturbed qi:- 5.1. Above: Showing the corridor leading towards stacks #448 and #450. 6. In additional there are four more stacks with the same corridor layout orientation:- 6.1. Above: The four (4) additional stacks are: #324, #326, #372 and #374. 7. If you intend to have a habit of leaving the main entrance door opened majority of the time when at home... should consider looking elsewhere.
  19. Case Study 5: Common Bin Lobby (CBL) and near-by units 1. Where possible try to avoid purchasing a unit at stack #348 and #392. This is because the CBL is close-by to the frontage of the unit. 1.1 Of course, if the CBL is well-maintained and clean and tidy is fine. 1.2. But what happens if one has neighbours that dump junk and waste materials outside the bins. 1.3. For example, hopefully, no inconsiderate home owners dump or discard durian shells and eaten seeds at the lobby. Hopefully, the wind does not blow these smells towards one's living rooms and open bedroom windows at stacks #348 and #392.
  20. Case Study 4: Samples of Potential Poison arrow aimed towards a unit 1. The block layouts HDB Garden Vines ensure that there are many sharp corners of neighbouring blocks aimed towards a unit. 2. Frankly, I tried my best to locate as many such potential poison arrors. 3. However, as you can see the illustration below is a tangled web of lines and arrow. 4. Thus, if you can understand the methology, I am sure you may be able to spot another unit with the same concern...
  21. Case Study 3: If these zig-zag and jagged boundary is true than this has to be one of the weirdest "division" of property! 1. Luckily both plots: HDB Garden Vines and HDB Garden Vale are public plots of land. 2. Imagine if one day it becomes SERS or either plot sold to private developers, many developers would think twice about purchasing the plot of land. 3. Just imagine, if a developer of an EC/condo may have to spent lots more to install their boundary wall or fencing, here! 4. Truly, honestly, this is the first ever development in Singapore or for that matter in the entire world that has such a dividing line! Crazy! The planner of HDB Garden Vale must either be very drunk or intoxicated or most likely by now could be resting at IMH (Institute of Mental Health, Hougang). 4. Technically, if it is just drawn here as a virtual border, then really no issue. As even if there is a fence between the two plots; the sharp corners of such a fence is low. And often does not go up to 2nd storeys. 5. Most likely this stepped or jagged edges had led the planners of HDB Garden Vines to plan the blocks parallel to the RED border-line.
