  1. Case Study 4: Any concern with the Bin Centre (Pneumatic Waste Conveyance System) PWCS? 1. Great that for HDB Tampines Green Glen, the PWCS is literally out-of-sight and out-of-mind. 2. This PWCS is neatly tucked away with the Electrical Sub-Station (ESS) attched to the MSCP. Kudos, here. 3. However, if one has heard the nightmare / education required / several circulars of some exisiting condos e.g. CDL developments like The Venue etc... their is some learning curve as to what not to throw into the respective unit's common bins. 3.1. Else, the management or for this case the Town Council may frequently sent circulars "not to abuse" these bins. 3.2. For CDL developments... above these PWCS, there is often a signage with as many as 8 or more icons telling people not to throw this, or that or that... !
  2. Case Study 3: Potential Poison arrows - if aimed into e.g. a 2nd storey opening such as a living room window(s) or bedroom window(s) 1. The red arrows may be a potential poison arrows (if any) 2. For any developments especially HDB flats, do be extra careful when purchasing low floor units especially 2nd or 3rd storeys. 3. As there may be instances where a pavilion trellis or a seemingly innocent looking Drop Off Point (DOP) roof-line and or the vertical support poles may inadvertently become a potential poison arrow if aimed towards the unit (if any). 4. Same also, for low floors especially 1st to 3rd - 4th storeys of an EC/condo - pavilions & club-house roof-lines (if any).
  3. Case Study 1: Tampines Green Glen especially the stacks/units highlighted in yellow can be affected by the water classics of the Sungei Api Api and open drainage reserve. 1. As these stacks/units (especially highlighted in yellow) depends on flow of the water of the river. Case Study 2: Potential concern of termites (Okay! This termite thing is not Feng Shui. But based on Pure Common Sense) 2. Frankly, this is not an immediate issue as yet. 2.1. Turn to HDB homes such as those beside the canal especially those in Towner Road. 2.2. For example, previously there was a POSBank Towner Branch. 2.2.1. And once upon a time this branch has the safe-deposit box (SDB) facility. 2.2.2. If one checked with a former staff there or a past SDB customer.. some found termite infestations in their former SDB. 3. Check with landed homes and private condos around St. Michael's estate and one also hear of such termite storeys. 4. Homes along the Bedok Reservoir and even HDB flats along this reservoir also had found termites... 5. Anyway, if the stay is say 5 years or a maximum of 10 years.. generally.. may still be pretty safe.. But if these flats age.... >10 years... there may be .....
  4. Re-published this, here. As I had published this in the Sengkang Grand Residences forum link... General Knowledge: What does GRAND mean in French? 1. Piermont GRAND, Sengkang GRAND Residences? Both developments, CDL has a hand in it. 2. While the English meaning of GRAND could also mean Luxurious or Luxury. 3. The French has a totally different meaning all together. 3.1. The adjective for GRAND in French is: Great, large, big, wide, high. 3.2. In the past, Renault has two versions of their Scenic. The larger 7-seater version was called GRAND Scenic. 3.2.1. This simply means that their GRAND model is larger, bigger, wider than the standard model. LOL Nothing to do with Grandeur.. LOL LOL 3.2.2. Citroen also calls their larger model GRAND C4 Picasso 7 Seater. 3.2.3. This is more of a French thing... 3.3. Thus if we use French, don't you think that the development's title can be misleading? 4. This is because, nowadays most floor plans are much smaller. And cannot be compared to a home built in the 1970's to 1980's. LOL 5. If one is a "French man" can perhaps go claim that the advert and the actual development's name is totally misleading.. 6. Luckily, other than our mother tongue... Singapore... is inclined towards British English... not French.. LOL P.S. Next time, if you do invite a French man to your new home... do relate this interesting fact to them... Also, I used to own a Renault Grand Scenic that is why I am pretty familiar with this word.. LOL

  7. Case Study 5: If not for the potential "haze" hanging down one's neck, location, location, location looks superb... 1. Is it true that a very windy location is good for Feng Shui luck? 1.1. On the contrary. Days where there are exceptional strong winds can only mean health and wealth issues. 2. Good news is that one can easily control this via adjusting the amount of casement windows opened/angle or closed during these periods...

  9. Case Study 4: Punggol Point is within swimming distance from Johor industrial park. Any concern? 1. From past experience, I had a few clients who is concerned of Punggol Point being a "swim" away from Johor industrial area.... 2. Consider it as a stigma even if there is no real concern... 3. Stigmas and if later proven true also can affect health and also re-sale value. A real ??? mark... 4. Let's hope NE monsoon is not true.. else the wind from NE can blow towards (US at SGP-Punggol Point).
  10. Case Study 3: Location of Precinct Pavilion (PP) does it matter? 1. It is a known fact that for newer HDB estates (other than SERs-purchased units) there should be less funeral wakes occurring at the PP. 2. Nevertheless, one can never guarantee such an activity happening during say an auspicious occasion such as during the 15 days of Chinese New Year (CNY). Particularly on the 1st or 2nd day of CNY. 3. For units located at these areas, best to select higher floors. Safer to choose at least 6th storey or higher (if possible).
  11. Case Study 1: Common Rubbish Bin Lobby close to the unit 1. Although the common rubbish bin lobby is not close to the main door. However, it is close to the service yard open area. 2. Where possible, get these stacks/units: 1569 or 1571 as a last resort. Case Study 2: Is it in auspicious for the unit to share the same wall as the lift lobbies x3 lifts? 1. There can be a stigma with some. As they may have heard rumours from friends or even certain Feng Shui Masters that there may be too much "moving metal" which can affect the units. 2. Frankly, Para 1 is not proven. Given that sometimes it may be a blessing in disguise for a stack/unit to share the same structure as the lift air-well(s). 3. Given that in fact, structures around the lift air well is one of the safest areas to be around with. Particularly if there is an earthquake. But... wait a minute... this is a rarity at Punggol which is no where near to any earthquake zone or belt... LOL... 4. A minor consideration is that if the unit is at the shared lift-lobby area, this means that there is a higher level of pedestrian traffic. 5. The saying goes.. "if in doubt, skip these units".
  12. Unnatural death at Pinnacle at Duxton on 14 October 2019 On 14 Oct 2019, a 20 year old woman jumps off the ledge of the sky bridge at Pinnacle at Duxton. Witness claimed that she was at the sky bridge for at least an hour before she jumped off the sky bridge. After reports were made, SCDF was on the scene at around 7.30 pm. They deployed two airbags at the foot of the building, hoping it would break the fall. The woman who jumped down missed the airbags as her leap was beyond where the airbags were deployed. The police have classified the case as an unnatural death.
  13. Gado gado not available. No choice ordered nasi Ayam geprek. What enticed me was the scoops of this: Fried smashed chicken = shreds doused with a happy helping of their chilli.. Rice is in a pyramid shape. Ate all the chicken shreds = protein but left out as much carbohydrates = white rice as possible. Chilli? Okay, spicy... but to me... I am used to hot, hot, hot. Thus it is like the top of the iceberg only. LOL P.S. The last time whilst in Jakarta, my client invited me to a restaurant with this chilli as a codiment... I managed to fishing like a full bowl of it! With second helpings. Uniquely Singapore born!
  14. Case Study 5: A Gardeners’ Cabin to grow veggies and spices? Really? Marketing Agents should know better or do proper research before posting such claims. (Below: Even after 6 minutes after fogging, the last remaining smoke still loiter around the third storey or higher, depending on the wind conditions...) In reality, all condo developments are required to do a weekly fogging. No exceptions .. more so ... at likely mosquito breeding areas of a development. Go cultivate, collect and cook the veggies and use the spices... that are weekly fogged... Most likely the food will certainly taste unique.. but unfortunately may be toxic... and cancerous, please. P.S. Note: Photos are not of Sengkang Grand Residences. Added by me for illustration purposes, only. Often, even the Swimming pool gets the fogging chemicals.... takes a few hours for the water filter to do it’s work ... More... Location : Prive EC.. no more herbs.. just regular shrubs planted where the spices were suppose to be. Even if herbs or spices are available: the maxim - see but not eat applies, here Huh? These are landscape plants! Not spices.. LOL:
