  2. This (Part 3 of 4 - shows the actual open space) is a classic Chinese [ Teochew ] Style house... As there are too many photos; it has been split into several parts. If one has the time, please go through the neighbouring estate of HDB Towner Crest BTO launched in Februay 2019: Basically, this HDB Kempas Residences site remains vacant .. even during the late 1960’s. With the exception that Idris Road has disappeared totally. What remains is just Kempas Road:- Idris Road has thus made way for the entry/exit into the service road of HDB Blocks 4, 5 & 6 Boon Keng Road.

Frankly, traditionally or historically, there are only two known authenticated sequences: The First Heaven Sequence Ba Gua Trigram vs The Later Heaven Sequence http://www.geomancy.net/resources/art/art-pakua.htm They may be other newer variants. If you are into research, it makes sense to know and understand the various significance attached to each of the trigram e.g. which season it belongs to; the significance to a family "Father, mother etc..." and what element e.g. "Heaven, Earth, Fire, Water etc.." These are the fundamentals in doing a research.

As I did a quick sampling for some of the potential poison arrows in this development.

Part 9: Stove sharing the same wall as the shower - Three Bedroom Deluxe Type 3D1d - G Fortunately there is an "air-well" between the shower and the stove... so long as the water pipe is not sharing the same wall as the stove is acceptable:- Below: Three Bedroom Classic Type 3C2 a no issues whatsoever since the stove is away from the shower: However, ideally, standing inside the main door, one should not see the stove. Should not be an issue given that there should be a solid wall between the main door and the kitchen / stove.

  15. Part 5: Shapes and Forms Feng Shui and Sick Building Syndrome (SBS) 1. In my opinion, there is a higher risks of falling sick at these two stacks particularly stack #57. (and perhaps stack #56) under certain conditions: 1.1. Sunny day where the sun is intense and shines onto the pool area 1.2. Usually lower floors at either #57 and or #56 1.3. Majority of neighbours did not open any of their "openings" be it the balcony or windows. 1.4. Right wind conditions that blow "air" towards e.g #03-57. Under some or all of the above conditions, there is a higher chance of "dirty" pool chemical "water" gets blown into the unit.... thus may result in family members falling sick inhaling it.   16. Part 4: Usually, the more experienced buyer will often try to avoid purchasing a unit influenced by the afternoon sun. For one thing, especially in the evenings, the interior of the unit may feel very warm. Sometimes, the heat may even soak into the walls or glass panels and ozze out heat in the evening. Overall, if so, the entire unit may be quite warm.
  17. Part 3: Peace and Quite vs Noisy Environment? 1. There are some who prefer a quieter stay. 2. Some like low floors especially units with a PES but prefer privacy as well as don't like to be close to "party" pavilions and alfresco pavilions + activities involving barbeque smells etc.. 3. Some also don't like kids play / kids pool etc... 4. Thus, it is also good to spent time to review and understand the various faciities near to one's potential preferred unit. 5. As I mentioned above, some prefer peace and quiet and even privacy. Others don't mind e.g. close to kids playground and pool... The saying goes: "One man's meat is another man's poison". 6. I have highlighted in RED, some facilities that may have an effect on some persons. 7. In addition, there is a commercial glamping site a commercial at East Coast Parkway. This development also boasts a glamping side at around it's 2o'clock position directly facing Block 971 stacks #53 and #54. Clue: some sort of an external camping....
  18. Part 2: One of the first priorities under Can or Cannot buy is to locate where the Bin Centre (BC) is at Parc Komo. And if possible steer clear of the purchase of a unit anywhere remotely close to it as possible. Think of the BC as a plague.... Did not expect the Bin Centre to be at this location, and so close to two towners as well as three stacks: #27, #28 & #83. No wrong to also add stack #82 also. Same layout, just that this is at different level:-

  23. Part 13: Any potential poison arrows from sharp corners of neighbouring blocks? 1. The two closest blocks are Block 4 and 5 of HDB Boon Keng Road. 2. As these two blocks run parallel to HDB Kempas Residences site; the only potential poison arrow coming from these two blocks is one of the corners of Block 5 aimed towards Block 1B stack #11. 3. The good news is that this poison arrow neutralises each other as they are aimed at each other's corner. Thus totally no issue at all. 4. On the other hand, sometimes, a new development's block layout could instead become a threat. Such as Block 1B's stack #19 has a sharp angle aimed towards Block 5 Boon Keng Road:- 5. As HDB Kempas Residences blocks are angled as opposed to being parallel to that of Blocks 4, 5, 6; it MAY inadvertently cause or result in more poison arrows coming from this development to: Blocks 4, 5, 6! 6. Please take note that poison arrows arise only if it is aimed towards a unit's opening such as the main door or windows. 7. For example, the Kempass Residences (KR) MSCP. As this car-park is 7 storeys high, it's sharp corner as shown by the green arrow may only be a threat up to approximately 7 or 8th storey high at Boon Keng Block 4. 7.1. If one has ever been to the roof-top of an MSCP; the boundary of the roof-top is always lined with street lamps spaced out at specific distances. These lamp post it is slices towards a unit's main door or windows; it is also considered a poison arrow. 8. The DROP OFF (DOP) roof-top may sometimes pose a poison arrow if it is aimed towards say Block 4 or Block 6 - a unit facing this roof-line (IF ANY). 9. [Above] I have added more POTENTIAL poison arrow(s) if any from Block 2B ....
  24. General Knowledge: Is it always necessary or compulsory to place a partition (highlighted in yellow)? What do you think...? YES/NO/MAYBE???
