Source URA: 1. Daintree Residences : As at end of May 2019 54 sold out of a total of 327 units. 2. This means that a whopping 273 units or the majority of 83% of the units are still UNSOLD. 3. Launched around July 2018 which is around 1 year ago. 3.1. Without Prejudice: A rough calculation based on the last 10 months of sales is roughly 5.4 units SOLD per month for 10 months from July 2018 to May 2019. 3.2 Wow... in my opinion, this seems bad news for the developer... must dig deep into own pocket + perhaps bank rolling loans first... -

View at Kismis via a joint venture by by Roxy Pacific Holdings and TE2 Development. View at Kismis is located along Lorong Kismis. Expected T.O.P. is on 1 May 2023 under Period 8 Flying Stars Feng Shui. A total of 6 blocks each 5 storeys high with commercial and shops at the 1st storey. A basement car park. And communial facilities at 1st storey and roof terrace. 186 residential units + 2 shops. Such block layouts would often have potential poison arrows from sharp corners of neighoubring blocks aimed towards stacks/units: Resources:

Part 6: Is it okay to have the main door open towards a wall? Or part of it? 1. Some people or persons and there are even Feng Shui practitioners that say this is inauspicious. 2. Here, this category of persons may feel that entering into a unit; one is met with an Obstacle or rather slam into a wall. Symbolising difficulties. 3. Sometimes or unfortunately, hard to brush away this stigma if the person or persons already have a fixed mindset. And sometimes, hard to change such individuals. 4. Common sense? 4.1. Common sense says that if possible do avoid reflective material if one adds a cabinet that is directly facing the main door. 4.2. Sometimes, a person walking in may see an image reflected on a glossly cabinet and thus could perhaps get a fright! -

Part 5: Reading between the lines of Sales Brochure 1. One major consideration is: "Where is the external common central rubbish bin(s) on each storey?" 2. For The Lilium, the developer does not show the location of the external central rubbish bin(s). 3. Before signing the dotted line.. do check with the Sales Agent. In many recent past developments like the Hillion at Bukit Panjang and even 100 Palm Residences, many "wise" potential buyers have successfully requested and viewed the exact location of the common central corridor. 4. Don't want to get an unexpected surprise to find the central rubbish bin beside one's main door! Or possible not facing the main door. Both in terms of Feng Shui and may affect future resale value or even resale potential (if any)... 5. If the developer's Agent does not want to share with you this, then, request for another Agent to serve you. -

Part 4: No issue even if the stove shares the same wall as a toilet 1. Generally, even if the stove shares the same wall as a toilet. However, since this is just a walk-way or standing room for the shower; 2. Thus this layout is not an issue under Shapes and Forms Feng Shui. 3. It would be different if the shower piping and even WC shares the stove wall. -
Part 9: Traffic Noise and The Gazania 1. Unlike The Lilium site; The Gazania's plot disadvantage that it is not rectangular. And there is an existing Block 37 at it's immediate North of the plot with a sharp corner pointed towards South towards The Gazania:- 2. The Lilium is a rectangular plot of land. Thus based on this, has a better Shapes and Forms. 3. However, The Lilium is just next to Upper Paya Lebar Road and can be busy during peak hours in the mornings and evenings. 3.1. While The Gazania's plot is more exclusive as it is off Bartley Road along How Sun Drive. Won't be affected that much by traffic noise (if any) from any major roads. 3.2 [Below] The Lilium: the purple and yellow waves highlights expected traffic noise from Upper Paya Lebar Road... 4. Ultimately, it depends on where one's unit is located.

Part 3A: For stacks #02, #03, #14 & #15 Expect some traffic noise from Upper Paya Lebar Road 1. As the two blocks 31 and 33 are (as shown) parallel to Upper Paya Lebar Road, do expect traffic noise also to collect within the service yard and rear of each of these units as shown by the Yellow lines or waves:- 2. While the purple waves shows traffic noise bouncing into the frontage of the unit such as the master bedroom windows.. etc.. 3. Okay, okay, I understand. You turn on air-con 24/7 right? Thus if so, what is the concern, here? LOL 4. Part 3B: The devil or the deep blue sea? 4.1. Frankly not that bad. Just that the stacks such as #06, #07, #10 & #11 are furthest away from traffic noise or rather no noise from Upper Paya Lebar Road, but these blocks are really affected by afternoon sun all year round. 4.2. Hopefully, the afternoon sun does not also soak into the master bedroom wall and oozing out even at 7pm or 8pm. -

Part 2: Common sense of Feng Shui: Bin Centre, Guard House and Grand Entrance 1. Once the above comes to light; often best to steer clear of the lowest units facing each of these (if any): Stacks #10, #09 and #16 respectively... -

Part 1: Stack #09 and Kitchen at NW (Fire @ Heaven's Gate) 1. I sampled a layout plan and found that stack #09's kitchen falls within the inauspicious Fire at Heaven's Gate. 2. Not ideal if the breadwinner is the male head of the house. 3. To find out more about Fire at Heaven's Gate.... -
Part 8: Poor Shapes and Forms Feng Shui where the stove shares the same wall as the toilet piping 1. The innocent seeming void in the shower area of this toilet (in blue) often has a purpose. 2. Most likely the sewerage and other drainage/water pipes cluster in it:- 3. Below: 4-Bedroom & 4-Bedroom + Study has the stove sharing the same wall as the shower...

Part 7: Case study of a three panel balcony sliding panel 1. Many of us will not even think twice about purchasing a unit; let alone the difference between a three or four panel sliding panels. 2. Why are you so concerned with this? 3. Today's unit is small. And for a three panel sliding panels; the locks are at both sides. 3.1. If one's sofa is bulky or tall; and it may cover the locking/unlocking latch one of side of the sliding panel. 3.2. Furthermore, instead of the opening at the middle of the living room; one has to pull the sliding panel for quite a distance before comfortably going out towards the balcony. 3.3. In addition, often one side of the balcony can get windy-rain to splash towards it. Thus cumbersome to open that panel during such conditions. 4. Please note that this has more to do with common sense, not Feng Shui. 4.1. However it may be blamed on Feng Shui if because of the above situation, the occupants are more reluctant to open the balcony panels to let fresh air-in. Especially not all will want to turn on the air-con 24/7. Thus if fall sick often.. some just say... this unit has bad Feng Shui. 5. This three panel sliding panels has also been covered in one of the resources in the above earlier thread on "Part 6: Reading between the lines of Sales Brochure"
