Case Study 9A: Many potential owners of a home especially an apartment has no control over termite infestations (if any). 1. This has more to do with the Managing Agents/MCST's responsibility. 2. Termite infestations are more evident in developments beside a canal / river and reservoir. 3. Other know hot-spots include St Michael's estate and Towner Road area. In the past, a bank located at Towner Road had safe-deposit boxes that were also infected by termites... 4. Many developers only provide the standard one year warranty for workmanship + termites proof. 5. In the past, one developer (Goldenhill ...) also cited that some species of termites have wings and can fly towards a property. Drop their wings and attack a home. 6. Thus once, the 1 year warranty is over, it is the responsibility of the owner of a private property to do due diligence. 7. This development: Riverbank condo in Fernvale took to the next level by using seems to what this European company Anticimex claims "a modern pest ontrol system:- 8. Riverbank condo is right at the river bank. Thus will be prone to termite infestations. 9. In July 2017 discovered termite infestations in the wooden skirtings of their flat. Finally, HDB suspected that the termite infestations came from their roof garden. 2. In addition due to poor water-proofing, and rain water run-off.. during rainy seasons, the roof leaks... 3. Frankly, not all homes have the above condition. And many are not so unlucky as this couple. 4. Termites is a major concern especially homes are close to a riverbank or canals or waterways such as this. 5. This is because the soil next to this waterway is often damp. And the water in the waterway is not sea or salt water!

Case Study: The Lanai at Hillview & termites

Without Prejudice: The Lanai at Hillview Avenue and termite infestation. It just T.O.P. Not too long ago in 2015. (A mere three year old development). In my opinion, as this development is at the foot of Hillview Avenue; Most likely with poor drainage has led to termite infestations especially at the lower block(s). Thus unfortunately, such a situation would affect the resale vale. Unless the new potential buyers are unsuspecting of it. The suspect has to do with the drainage or water retention of this development that is on the foot of the Hillview avenue hill:- Once termites appear, it is much harder to repel especially if the design of the drainage system may not be adequate. Given that especially blocks 142 and 144 is at the bottom of the slope. And already, damage would have been done to both the facilities and interior of the units. To termites.. even concrete is no reason to stop their advance! Termites may even play havoc with the electrical wiring(s). P.S. Please note that The Lanai is a 999 leasehold property. But by now, the lease is left only 700 plus years. Good news is that it is still a long long time ... better than the dreaded 99 year on the rest of other public/ec/condo leasehold properties. -

Don't think it is an issue.

1. The real concern (if any) is whether one is sleeping near a sewerage pipe. 1.1 For example, (see below), your bed is definitely not sharing the same wall as the WC as shown under marking in purple "X":- 2. If your dorm is on the ground floor; depending on where the sewerage pipe will flow towards an open sewerage system. If the flow is passing through your bed, less then ideal. 2.1 Also less than ideal if the bed is on a upper floor and the sewerage pipe runs like in the photo. Less likely as usually it will flow rom the red circle all the way down towards the ground level. And out sometimes as shown in the red line/arrow or to the opposite direction. 2.2 Just make sure that on a ground floor unit avoid sleeping above a sewerage pipe. (Again, up in the ceiling is not ideal, but alesser of a concern. 2.3. See below: Again, the emphasis is on the sewerage pipe(s). In blue is okay:-

This is how it looks like when mature frangipanni trees frequent shed their flowers and leaves. This is why frangipanni trees are often planted over graves. The fragrant flowers would often mask the smell from decaying bodies.

Not sure if one wants to call it a disadvantage; as the Frangipanni tree is notorious for shedding its flowers frequently. More so then it's leaves. Hopefully a baby or child does not place the flower(s) or leaves in their mouth as it can be toxic. Location: Bellewoods pool-side:

Both Bellewoods clubhouse and Bellewaters ECs have similar child or kid friendly toilets: with a kid WC + sink. Although this is quite common in many shopping Centres, it is often never given any priority in most condos or ECs

In the past there were no precinct pavilions

Another feature of a pre-year 2000 estate is that often, it has open car-park lots. And inevitably a central bin centre. Some of these bin Centres are combined with an attached Electrical sub-station or ESS. -
HDB estates built before the year 2000 had no precinct pavilions. Thus a funeral may be held just below the deceased block. As shown in this example: Petir Road estate. Today, depending on the size of each HDB estate or precinct; there are between 1 to 2 such Pavilions per estate depending on it's size. Thus an estate with 500 to 700 units often has 1 precinct pavilion. But another larger estate of 800 to 1,500 units may have two Pavilions.

The owner of this landed terrace house opted for a light-weight gate. And it provides good ventilation into the house. The only drawback is that it afford less privacy, that's all. Actually, most homes prior to the year 2000 favours well ventilated fencing similar to above. But not as cool as this modern mesh design. Many today, opted for similar design as below. The gate does allow air ventilation plus provide added privacy:-

During my 30-month national service or 2 1/2 years, I was stationed at Beach Road Camp for the majority of the time. The photograph was captured in the late 1970s, prior to the construction of Raffles City. The camp was originally established as the Volunteers Corps before evolving into the People's Defence Force, also known as PDF. The PDF command was relocated to Clementi several years ago. -
In my opinion, somehow the light tan Colour of The Central Rubbish bin door + no words; just a bin graphic tucked at the TOP right of the door makes it less obvious. Not perfect but so far a right move. Contrast this with the design at it's earlier sister development: Bellewoods which was developed earlier. The central rubbish bins had not only a larger icon; it was also placed lmore prominent at an adult's eye level:

8 Amber Skye has stacks that either face Flying Stars Period 8: E1 or W1. Stacks 4, 5, 6 and 7 are E1 facing. The frontage has the auspicious flying star numbers and it is good to have open spaces in this home. The only concern is that other sectors have imbalances and need to be looked into; if possible. This is template for stacks 1, 2 and 3:- It is unfortunate that the frontage W has the Mountain star 4 with Water star 3. Here #3 represents quarrels, conflicts and legal entanglements. In addition if the master bedroom is at NW. It has the mountain star #5 = misfortune/sickness with #2 = sickness star. When these two combines, be extra careful of health concerns for the lady of the house. Unfortunately, the current prosperity wealth stars from now to 2023 is located at East. Where there are the double 8's. Thus as this area is often the rear of the unit eg. Kitchen/yard/service yard. It is wasted, here.
