No major issue. I believe the roof-line of the industrial block 1024 is flat so does not pose an issue to a unit at the same level as this roof and or Santarli building. Sungei Simpang Kiri flow towards the sea seems acceptable.

These are some considerations: 1. The mantra: "Location, location and location". A familar expression. 2. Here, Location, location and location is about Shapes and Forms Feng Shui. 2.1 Thus what happens if a North unit has better Shapes and Forms over a South unit even if it has better Flying stars? 3. There is no such thing as "ONE SIZE" fits all mentality. 4. Under a Management concept called : "Situational Approach" : It depends! 5. "The forms (Shapes and Forms) prevails over the stars (Flying Stars). And there are many instances there are some North facing stacks/units/homes can have better Feng Shui. As Flying stars account for a measly 25% of the total marks. The bulk of it 70 percent goes to Location, location and location. 5 percent to Eight House concept. 6. The morale of the story is "Not to eat and sleep on Flying Stars alone". 7. Thus one should not blindly use a mother-hood statement and blindly go forth searching on South, south but only south homes.

These are some considerations: 1. You wrote: "Is this considered a good unit?" Frankly, this is beyond this forum. 2. You also wrote: "I am also considering to put my dining table on the balcony but I know is rather bad to put dining table at entrance... need your advice thanks!" 2.1. Many Feng Shui concepts or taboos has more to do with common sense than Feng Shui. 2.2. Whenever I try to understand a situation or senario; I always try to ask myself this question: " In the first place, has it anything to do with common sense?" 3. Placing a dining table on the balcony: 3.1. If the unit is a high floor or for that matter 3rd storey or higher; if one does not install grilles at the balcony; and if one has young children and or visitors e.g. family members or relatives or friends young hyperactive children. 3.1.1 If no grilles were installed, one should not run the risks of such kids climbing onto the chair and table and unfortunately... they are not superman. What happens if they fall off the balcony (with no grilles?) 3.1.2 Many developments especially Condos and ECs have balconies that are facing each other or in close proximity. Again, if one does not have an external blind; and eat at the balcony; and tens of neighbours can see .. often, many don't like to eat so openly. Or some even "had" to wave to their neighbours.. gesturing.. "want to come and eat over?" 3.1.3. From a Feng Shui point of view; even if one has external blinds; one should avoid to draw them down always at the balcony. Unless the balcony happens to face the rubbish bin or a nightmarish mother-in-law's unit. 3.1.4. Besides insects and food getting cold.. is another possibility. 3.1.5. For many Singaporean males who had already completed their reservists.. don't need to do any more reserve training like.... allowing the mosquitoes to feast on one's blood right? 4. Perhaps.. Para 3.1.4 and 3.1.5 is a far fetched ... concern... 5. Why common sense related to AVOIDING placing a dining table at the entrance area? 5.1. I often visit (many) clients homes. Some have the dining table in a prestine condition: where the dining table is clean and clear. 5.2. But many-a-times; I could see a pile of junk on their dining table. For example even the adapters of their older Iphone 4 cables were lying around with piles and piles of "rubbish" strewn on the table. Here, first impressions count: When one has a visitor; the first time they come in is the immediate vicinity. Fine if the dining table is "prestine" clear and clean and neat. But.. 5.3 Looking at the layout plan, there is still a foyer to the home. Therefore, even if one choose to leave the main entrance door open while feasting... is ok. While in some HDB flats where there are some pedestrian traffic.. leaving the main door open .. may mean that while eating food; may glance at a passer-by or a known neighbour : " Do you want to join us?"

Personally, would I buy such a unit:? (Please note that this has nothing to do with Feng Shui. But all to do with the concept of "HUMAN or MAN LUCK") "Never! I will not touch it even with a ten foot pole. Free? If free, take it and rent it out..lor" This is because, as I mentioned in my previous thread. My overwhelming concern is that if I had bought such a unit: "Knowing myself, I will often tend to worry as to why I did not purchase a (Normal) unit like everyone else?" As one can see, this has nothing to do with Feng Shui (Earth Luck). But everything to do with HUMAN (Man) luck or personal feel. If I had say bought this unit.. I may have worries about the future resale value ... passing it to family members etc...

These are some considerations: 1. In my opinion, I have personally looked at tens of thousands of layout plans in my life-time. And maybe blame it on falling memories.. the most distinct are some of the layout plans of Regent Grove condo at Choa Chu Kang. Even if with a WC, beside the main door there is a solid wall between the WC and the main entrance. 2. The other are some landed properties in the past where the developer had placed a "powder room" (many such powder rooms have a WC). Frankly, there are more of such incidences related to landed property. But your question is not about landed properties. It is about apartments. 3. So far as I can recall, I seldom if ever see any HDB flats that has a toilet next to the front door. And yes, the government (HDB statutory board) had built close to 98% of the total housing in Singapore. And yet, correct me if I am wrong; mostly are kitchens but I can't recall any toilets next to the main entrance of such door. 4. What I am trying to get to is that even if there is no major issues in Feng Shui; BUT under the Holy Trinity of Chinese luck system: 4.1. Heaven luck or born with = Ba Zi = 33.33% 4.2. Earth luck = Feng Shui = 33.33% 4.3 Human or man luck: Feeling good or bad etc.. = 33.33% Total = 100% Here, another consideration is the "Human factor". 5. For example, if today, I say, it is still acceptable under Shapes and Forms provided, the exernal Shapes and Forms are okay and there are few "major leaks" in the home. 5.1. Thus even if this toilet passes under Feng Shui; but if someone has bought this house and STILL in doubt or whenever visitors visit the person would comment : "You know.. it is bad luck to have a toilet at and seen from the main door". 5.2. This Human or man luck = feeling good or bad may eventually bring down the Human Luck factor. And remember it also accounts for 33.33% share of one's total luck. 6. Seriously, as mentioned under Para 1, in my opinion, I have literally seen tens of thousands of layout plans in my life-time and maybe, just maybe such layouts account for a very small percentage of this total. 7. In the future, if someone were to bring in a regular geomancer or a very conservative geomancer to help him/her assess the unit before the potential owner buys it. The odds are that many geomancers will see or use this as a RED Flag. And may even tell the potential buyer.. go find a better unit.

These are some considerations: 1. Some temples are "clean". While some are not so. How to tell? 1.1. Frankly, for the lay person is difficult. Often, one tool is a Chinese Luopan in the proper hands can differentiate this. 1.2. For a lay person. Usually, even if the temple is not clean; a normal person would normally no be affected by it. 1.3. Unless someone is really "down and out". This is because each of us have a personal aura. And if one's aura is normal or average, there is totally no concern even if the temple is not that clean. 2. Avoid placing bells or wind chimes in a home facing the temple. And avoid having too many antique pieces or rather avoid purchasing any antique pieces in the new home. And try to maintain a "bright environment" in the new home.

A typical NW3 Chart looks like. Thus one could superimpose the layout onto it... However, if one has the time; do look at the comments at the centre palace. This is because the coming prosperity star auspicious water star #9 will fall at the centrepoint. And.. do take note that if one wants to keep this unit on or after 2021...2022.. and a salaried worker.. hmm... However, for a SE3 chart, it is not a issue.. As the centrepoint has the mountain star #9 instead. Which is not so affected as this chart.

These are some considerations: 1. "the opp blk is too near to this and therefore no privacy..." This is subjective. And based on personal and family preferences. 1.1. From a Feng Shui point of view, at least there is a "BRIGHT HALL" effect. As there is a pool between the two "sides": there is sufficient qi at the frontage. 2. Under Flying Star Feng Shui: 2.1. Based on initial compass measurement; refer to attachment. For example Stacks 58, 59 & 62, 63 have compass readings at the frontage of 337 degrees or Flying Star NW3. 2.2. And the corresponding stacks 56, 57, 60 & 61 faces SE3 or 157 degrees. 3. A NW3 sector range between 322.5 degrees to 337.4 degrees. While a N1 sector range between 337.4 degrees to 352.4 degrees. 3.1. An initial reading of 337 degrees is quite "scary" as just 0.4 degrees towards 337.4 degrees and such stacks e.g. 62 and 63 MAY fall into "No man's land". 3.2. Don't like the sound of "No man's land" right? This is because even a Geomancer dread a"touching such a property". 3.3. Hopefully, such stacks stay as 337 degrees or even 336 degrees! 4. Thus the concern of privacy issues pale by comparison if one encounters the above Para 3. senario. Let's hope it is not true.

Extract from the forum thread of Sims Urban Oasis:- These are some considerations:- Out of say a total of 100 marks:- 1. 70 percent goes to "Location, location and location". Thus one of the most critical is the last resort of stacks facing the expressway. 1.1. As expressways are like water courses and vehicles going more than 70 km to 90 km ain't exactly slow. Thus this is like a fast water course. Inauspicious under the Water classics. 1.2. White pollution = noise pollution from vehicles along the busy expressway all day round with exception of lesser traffic around the wee hours of any day or Sundays. 1.3. Thus stacks facing the highway will have much poorer marks or the dice loaded against it; the moment one buys such stacks. 2. As mentioned above: Location, location and location = Shapes and Forms accounts for nearly 70 percent of the total marks. 3. The last 30 percent of the marks goes to Compass School Feng Shui. 3.1. There are two concepts under the Compass School: Eight House (e.g. such as bed head facing West) and Flying Star Feng Shui. 3.2. Here, Flying Star Feng Shui accounts for the bulk of the luck as much as 25 percent. And the remainder 5 percent goes to such things as "your bed head facing west". 4. In summary as a rough guide:- Shapes and Forms Feng Shui (Location, location and location) = 70 % Flying Star Feng Shui = 25 % Eight House Feng Shui = 5% ---------------------------------------------- Total Max score = 100 % ==========================

In my view, or to be fair: Countries like Singapore that opt to import labor and maximize land usage or increasingly crowd more individuals into the nation: even if one is a multi-millionaire; the majority would still reside in an apartment. Consequently: the phrase "Location, location, and location" becomes more challenging to attain, particularly for many who have just begun with an equally expensive 99-year leasehold property. In this scenario; one’s aspiration is to extract as much fortune as possible from the remaining 30% of the total marks. And ideally, the other 70 percent: while not exceptional, should at least not be in a poor location. Thus, in numerous previous forum discussions, there are homes that:- 1. Are unrefined gems. For these properties, a simple and straightforward enhancement can yield remarkable results. 2. There are other homes that fall within the "bell curve". Here, conduct a search in this forum... for this term. 3. Regrettably, there are homes that, even before occupancy, resemble a 10-year-old 1,000 cc vehicle. Supposed to be scrapped by SGP standards... Therefore, no matter how much one attempts to repair the "leaks" here; there are no miraculous solutions. 4. In contrast to the 1960s and 1970s, when many educators could afford to buy a terrace house for SGP$15,000/-. At that time, semi-detached homes and bungalows could accommodate numerous fruit trees. They could even manage the popular mango tree, which was highly sought after as their properties were sufficiently large to accommodate this tree = notorious for its overgrowth and dense foliage.

Part 4: Once more, let us assume that this layout represents a Period 8 NE2 chart. Additionally, we will consider the frontage to be NE2/NE3. Furthermore, envision and overlay the previous 9 grid chart onto this current chart. 1. This layout features a Household shelter (bomb shelter) positioned at the center palace, which is advantageous as it effectively secures the #5 and #2. Moreover, it is a positive aspect that it is not situated in the toilet area. 2. When contemplating Period 9, it is anticipated that the living room will eventually host the water star #9 in this location, where individuals typically spend their time. 3. A further advantage of this layout compared to the layout in Part 3 is that it includes the main entrance/kitchen located in the South sector. 4. The two examples provided illustrate that Flying Stars, whether in Periods 7, 8, 9, etc., such as NE2/NE3, do not conform to a "ONE SIZE FITS ALL" scenario. 4.1 The principle of "IT DEPENDS" is applicable here! 4.2 Therefore, it appears that this layout is more advantageous if one is considering this home for the long term. However, if one is likely to change residences on or after 2022, this analysis may be disregarded. 5. In this depiction, the frontage should typically be viewed from within the living room, looking out through the living room window(s). The positioning of the main door is contingent upon the architect's design choice regarding how the unit connects to the common corridor. An illustrative example is where the main door could be located at the position marked in red "A". Consequently, the main door might even face a different direction, such as allowing a direct view of the living room window(s) upon opening.
-
Part 3: Let us examine a sample illustration. Assuming the frontage is NE2/NE3, try to visualize and overlay the previous 9 grid chart onto it: Here, the frontage is positioned within the living room, looking out through the living room windows, which is designated as NE2: 1. In Period 9, it presents a double-edged sword since the East sector is a missing corner. However, there is an opening in the master bedroom (located in the East) that allows for good qi to flow in, provided the owner opens the windows as indicated in green. 2. In Period 9, the mountain star #9 is rendered ineffective on the South side, which is typically where the washing machine or service yard is located. 3. A positive aspect is that the central point contains the toilets, which aids in containing the negative #5, associated with misfortune or sickness, along with #2 sickness at the central palace. 3.1. Therefore, contrary to common belief, having a toilet in the center of the home is not always detrimental—it depends on the circumstances! 3.2. Is this layout suitable for a Period 8, NE2 facing unit? There are no alternatives if no comparisons are available. 3.3. What occurs if one is searching for a house and discovers a home with a layout as described in Paragraph 4 below? CLUE: The layout in Paragraph 4 appears to align better with the future Period 9 chart.

Part 2: 1. Not long ago, another individual inquired about my criteria when applying Flying Star Feng Shui. 2. I responded that my main focus when utilizing Flying Star Feng Shui is to find a home that features the "double auspicious" stars at the FRONTAGE. 3. Therefore, between 1984 and 2003, when I purchased a home, my primary criterion was Location, Location, and Location. 3.1. Subsequently, according to Flying Stars, a home that at that time had double #7's was essential. 3.2. From now until 2023, all the properties I have acquired again emphasize great Location, Location, and Location, with an added advantage if they possess double auspicious #8's during this timeframe. 4. In this sample chart for Period 8 NE2/NE3, from now until 2023, the auspicious #mountain star is #8. Meanwhile, the auspicious #water can often be wasted at the back of the unit, such as in the kitchen, yard, or yard WC, etc. 5. Starting in 2024, the #8 will transition into a part of prosperity, while the #5 will emerge as the dominant star, raising health concerns. 5.1. The Flying Star chart is not universally applicable. 5.2. For instance, in this chart, the unfavorable #5 and #2's are positioned at the center. If the layout includes an open space, this configuration is not beneficial. In some developments, the center may be occupied by a bomb shelter or a toilet, which would be more suitable for this type of layout plan. 6. As Period 9 approaches, officially spanning from 2024 to 2043, 6.1. One can often sense its effects starting from 2022... 2023... onwards. What should one be vigilant about? 6.2. Here, from 2024 to 2043, we are under Period 9: #8 will represent past prosperity. 6.3. Meanwhile, #9 will become the dominant or CURRENT PROSPERITY star during that period. 6.4. Good luck if the Water star #9 is confined in the EAST, assuming this area is a toilet. Alternatively, the mountain star #9 during that period, located in the South, could also correspond to the kitchen or even the service yard.

Part 1: Here are several considerations: 1. In a recent response, I noted the following points:- 1.1. The concepts of Shapes and Forms take precedence over the stars, known as Flying Stars. 1.2. In this context, Shapes and Forms equate to location, location, and location. A residence situated in an excellent location is likely to possess favorable Feng Shui, regardless of the presence of Flying Stars as assistance. 2. Therefore, in that response, I indicated that:- 2.1. The significance of Shapes and Forms in Feng Shui can be regarded as constituting 70 percent of a total score of 100. 2.2 Meanwhile, Compass School Feng Shui comprises two branches: Flying Stars, which represents only 25 percent, and the remaining 5 percent is attributed to the Eight House concept.

1. Please note that the review is on 5 bedroom type. And not other bedroom types. Thus 42 & 44 happens to be facing NE1. 2. Under Flying Stars: NE1 happens to have auspicious water wealth #8 under Period 8. Thus this is its main advantage. As it's corresponding #8 mountain star is at the rear. Thus These two are its saving grace until year 2022... 2023 when it gradually change period. 3. As mentioned, other then these Two "wonder" stars till 2022..2023.. 2024. Other sectors have bad stars. For eg. The centre palace has the nasty #5 misfortune and sickness with #2 sickness stars. 4. The roof line of United world college can be a poison arrow. 5. Overall, this whole development is like most developments. And as it's three sides are facing the road, it pales in comparison to some other developments. 6. Common sense says that many don't want to be too close or earful to a fire station. If the fire engines turn on their siren etc... who is there to tell the not so. 7. Schools : if one is not directly facing a school... what is the concern? It's roof-line? Assembly area etc.
