Thanks for your question. 1. Feng Shui is based on TWO (2) schools: 1.1. The Compass School 1.2. Shapes and Forms Feng Shui 2. Under the Compass School of Feng Shui: one tool is the Flying Star Feng Shui. 2.1. Thus, my first set of comments are based on this Compass School Feng Shui. Where under this Flying Stars analysis; the best units are South facing. 3. My second opinion is based partially on Shapes and Forms / Yin and Yang concept + Human luck concepts. 3.1. Generally, under Shapes and Forms Feng Shui it is ideally best not to be staying in a home that can view the temple. 3.2. As GEM is considered as under-construction stage; one cannot simply walk in. And a temple has it's roof-line 3.3. Some temples are "clean"; some can be "dirty". 3.4. In addition, human luck is about beliefs and concerns. Thus, often, sometimes just one or two relatives uttering words like "it is bad luck to see a temple" from one's home. Then how? 3.5. It is not like, one can carry the home and turn it towards another direction. 4. And eventually when one wants to sell a unit; if one can think of Para 3.4; there are lots more concern by other potential or not potential buyers. 5. The most recent case is/was the T.O.P. of Thomson Grand. 5.1 I got so many on-site calls to advice on whether to buy or not to buy certain units there that are facing or full view of the temple there. 5.2 In addition; some who bought a unit there asked me to Feng Shui the place. 5.3. Fortunately, the temple there is "clean". 5.4. Else part of the occupational hazard in my line is having my Chinese Luopan going crazy and having to throw them away. 5.5. For example, many years ago; I got a call from a owner at a unit in Block 3 Haig Road. 5.6. A little history of this unit: During that time; the government joined two three room units to make it bigger. Much like some flats of the same period at Commonwealth. 5.7. After this"operation of joining the two units as one by HDB; the flat was left empty for nearly a year; 5.8. So happens, an old man died at a wake at another block close-by. 5.9. When I visited the owner; I could see that his eyes had that ring of bad aura. 6. I walked around the home with my luopan. And at the kitchen, I asked this "old man" what is he doing here. 6.1. The old man said, that this is his house. And the living beings are intruding into his home. 6.2. I asked the owner. And he said that his two sons had on many occasions being "strangled" . 6.3. Here, part of the problem lies with this new owner. He saw two beautiful Qi Lin and a Guan Yin left behind by the previous owners. 6.4. He did not have the heart to throw them away and instead created a "housing" to house it/them. 7. Chinese ghost busters : Your choice: 7.1. A local priest may negotiate with a temple to bring this old man there or 7.2 2nd choice : get a Thai priest to destroy the old man's soul forever. 8. Sorry for the long story. Thus If Para 7.1. is done; some temple may be "dirty". 9. And for us Chinese there is a NE (devil's gate) front door and a devil's back door. A similar situation also for the Indians. 10. Under Indian Vastu principles (their equivalent) of Feng Shui; especially if a temple is aligned NE to SW; this can be pretty bad luck for the residents staying at lower units. 11. Here, around 8 years ago; there is a certain temple aligned in this method; and unfortunately, a family's flat is along this "highway". They had the worst years of their life when they stayed in that home. But after I done the "correction" it was ok. 12. Some temples are also "dirty" as they also have some priests that dwell not in "white magic" but "black magic" such as rearing of "baby ghosts" etc.. 13. Under Human Luck; and marketing reasons; when one wants to sell a unit facing a temple; there will always be those that are fearful of buying one. 13.1 There are lots of reasons, fear etc.. Some even say that a temple is a depository of sadness. I have even mentioned that some temples are a depository of "dirty" things. Not to scare you or anything like that, please. I am trying to answer as frankly as possible.

These are some considerations:- 1. As most know; China is one of the 4 oldest civilizations in world. With a history of at least 5,000 years. 2. Figurines like the Liuli are actually originally collectables. Imagine; in the past, the rich or well to do collect Chinese items which some become antiques. 3. No offence; thus the Liuli is akin to someone today with a hobby of collecting "star wars" figurines or transformer toys. 4. This is the rationale why there are no authority or guide to hand down certain guidelines. 5. For example: an altar:- 5.1. An altar has to fit precisely the Feng Shui ruler measurements. Here, the Feng Shui ruler has both a upper and lower measure. The upper measure refers to Yang or the living. While the lower measure must apply to Yin or dead. A god should be placed on a cabinet that has both these. 5.2. One must not pray to even number of gods. Thus, in a home, one can only pray to 1, 3, 5 etc.. gods. There are more and more rulesets. 6. Another good example is the "Three Legged toad". 6.1. This is a modern commercial product sold in the name of god knows to line the pocket of the seller. 6.2. The gullible then buys one. And if one checks past message in this forum; one can see queries of: 6.2.1 I read that the three legged toad should be facing the main door. Some say should face inwards and more and more such conflicting advice. 6.2.2 Actually, placement of such commercial products even the Liuli is frankly a "FREE FOR ALL". Go ask advice from many sites or people; people will say whatever they feel like saying. 7. It is common to have a shoe cabinet beside the main door. Just inside the main door and/or outside. 7.1 Even people living inlanded properties does this.

You looked so pretty and lovely! Today, I have the opportunity to examine your ba zi report. For ease of reference, I have extracted the relevant information and placed it in an easy to read one attachment. These are some of my observations: 1. When you were first born: Your breakdown of the five elements looks like this:- Balance of Elements in your Chart Based on the Favourable and unfavourable Elements. Ideally, a perfect harmony would be when you have 20% of each element to be in complete harmony. This shows you exactly how much of each element you have. It helps you determine which element listed in your favourable element you need more then another. (!-- -- (!-- 2 Water Strong 21 % Balance Enough-- (!-- 2 Wood Extremely Weak 5 % Increase Element Have A LOT more of your Favourable Wealth Element -- (!-- 3 Fire Weakest 16 % Balance Enough-- (!-- 2 Earth Weak 16 % Balance Enough-- > 3 Metal Strongest 40 % Reduce Element If you notice below; unfortunately, you have too much imbalance in the water element: 62%. Which would explain for the swollen issue you are facing. Under the Five elements concept; I have attached a reference resource showing the significance of an element with certain body organs or multiple related organs/area. Changes in your Five Element Balance for 53 - 62 (2010 - 2019) Water Wood Fire Earth Metal 62 % 2 % 7 % 7 % 19 % The high imbalance of water element extends up to age 72 years old. Firstly, sorry tohear ofthe demise of your family member. These are some considerations:- 1. Frankly, strictly speaking the field of Feng Shui is scientific with the addition of the "Art" of it. 2. Thus, the field of Feng Shui is has nothing to do with Chinese beliefs or customs. 3. What then? 3.1. In Singapore, we have so many Chinese of different dialect origins: Cantonese, Teochews, Hokkiens, Hakka etc.. 3.2. Here, each has its traditions, beliefs and guidelines passed down perhaps from grandparents and other elders be it one's close relative or a trusted family person. 3.3. Thus, one should look within such circles. 3.4. Often in the past and even today; if a family has a "firm" matriarch; then this is the first person one needs to approach. And their words are law. 4. Frankly other than the above "layer" Para 3.2 to 3.4; there is no encyclopedia of what is right and wrong. 5. And I believe, you have no one to turn to whom you could perhaps trust as a reliable guide. Since, even modern matriarch are like "church mice" or even not familiar withpast traditions and have simple views not steeped in traditional beliefs. 6. Please see attachment. Recently, a potential client wrote a WhatsApp message to me:- "Sorry we disappeared for a while bcos my hb's grandfather passed on and we wanted to wait till 3mths is over before we work on our new home." 6.1 I believe the above (this family) still keeps strong beliefs even if as you mentioned: it is logical to conclude that the deceased has never stayed in your HDB BTO. 7. In your instance; if you do have any elders such as relatives like uncles; aunties steep in this tradition or not? 8. To conclude; I am a free thinker; I would 100 percent agree with what you wrote i.e. deceased never stayed in your new home. And if I am in your shoes; I would proceed to renovate my new home especially if there are constraints like; I have sold my existing home or need to move-out for other reasons by certain date. 9. Part 11: Sea Horizon Executive Condo (EC) and the 5 bedroom Penthouse Type PH3 Please see attachment where it is inauspicious for the stove to be sharing the same wall as the WC/sink The second attachment shows the layout of Type PH4. In this layout; the stove is no where near the WC/sink. Thus considered a better kitchen layout than the Type PH3 version.

1. Part 10: Sea Horizon Executive Condo (EC) and Garden Duplex interior layout plan 2. Please refer to attachment. 3. Although the stove is not exactly at the centrepoint of the Garden Duplex layout; which can be worse-off. 4. But still it is less than ideal for the stove to be within the epi-centre of this layout. 5. This is considered as one major "leak" in the unit. 6. A home at most if there are three or more "leaks"; this can result in both health issues and financial difficulties.

1. Part 9: Sea Horizon Executive Condo (EC) and location of washing machine 2. Frankly, this common sense issue is not confined to just Sea Horizon Executive condo but to many new "shoe boxed" sized kitchens. 3. In the past, there was always a reason why the washing machine and/or washing machine cum dryer and/or with a standalone dryer. 4. This is because of two possible concerns: 4.1. Especially for those who pour washing machine detergent powder; has to take extra care in not allowing some of these powder to "fly" all over especially towards cooking surfaces nearby. 4.2. Just imagine have some plate around and carelessly; some of these toxic cancer causing residues may be deposited onto such utensils or crockery wares/ 4.3. A greater concern is that many washing machines allow for temperature settings when washing clothings etc.. 4.4. As we all know; such water vapours may deposit as residue onto kitchen counter tops, utensils and even onto food. 5. This was why once upon a time; it was crucial that our washing machines are a distance away from the cooking area. 5.1 And often in the past, there is also a dividing wall where the washing machine is placed at the service yard vs this same 3 bedroom type of Sea Horizon. 5.2 In this sample illustration; it is unbelievable in the past to see the washing machineone or two feet away from the kitchen table top where the stovewas placed. 6. So what can be done, here? 6.1. A year or two ago; several developers provide a covered cabinet to enclose the washing machine. One such development is the Interlace @ Depot Road area. 6.2. But, I could still see ventilated slots at the bottom of these cabinets. Perhaps, this is better than nothing? 6.3. Again, caution prevails, here: For example, wash clothes or use the dryer later at night or when not cooking or food left at such open areas. Thus, the next day before working in the kitchen, use a cloth to wipe off the kitchen surface. And make sure that all plates etc.. are kept before using the washing machine.

These Blocks and stacks come under Flying Star NW2 facing direction:- Blk 7: #14, #15 Blk 9: #18, #19 Blk 11: #22, #23 Blk 13: #26, 27 3. NW2 facing unitshas the auspiciouswater wealth #8 at it's frontage. 3.1. Does it matter if I don't have a water position at this frontage? 3.2. The good news is that for now; all these stacks face greenery. Not sure for how long, though. If so, it does not matter if there is no real yang water position for all these stacks. If the master bedroom or a bedroom is located at West sector of the home: be careful of frequent sickness. Furthermore, many other sectors may be littered with imbalances that should be corrected for such a NW2 facing unit. 3.3. For now (with the greenery) these stack are considered to enjoy "virtual water". Virtual water simply means open space. 3.4. For example, the main rationale of having a water position is that nothing else can be built above this water position. 3.5. Similarly, other than how tall the trees grow in the nature forest area; there should be 'virtual water" in the form of clear space. Especially for higher floor units that face this greenery. 4. Cannot get the full picture? Another way to look at virtual water is : by imagining that there is no unobstructed view and where birds can fly freely in this area. 5. Other than the nice greenery; all these blocks/stacks face the dreaded afternoon sun. 5.1 For some units; there can also be afternoon sunlight soaking into the external wall shared with the master bedroom. Here, cannot see the heat but could/may literally feel it even at 7 to 8pm at night.

1. Part 7: Sea Horizon Executive Condo (EC) and Flying Star Feng Shui of Blk 7: #13, #16; Blk 9: #17, #20; Blk 11: #21, #24 andBlk 13: #25, #28 2. Flying stars Feng Shui: 2.1 All of the above stacks face Flying Star E1 direction. 2.2 The major characteristics of an E1 facing unit is that it's frontage has the auspicious flying star numbers. 2.3 And in this case; all of these stacks face either a water position e.g. pool or have adequateopen spaces. 2.4 The only concern of an E1 facing stack is that other then the above advantage; other sectors have imbalances that may need to be looked into. 3. Poison arrow from sharp corners of neighbouring stack 3.1 For e.g. Block 15 stack 32 may have a potential poison arrow aimed towards Block 13 stack 25. 3.2 Block 17 stack 36 also seems to have a sharp corner aimed towards Block 11 stack 21. 3.3 Block 19 stack 40 may also have a poison arrow aimed towards Block 9 stack 17 3.4 Block 21 stack 13 sharp corner may be aimed towards Block 7 stack 13. 3.5 While Block 23 stack 48 may also have a poison arrow aimed towards the North facing stacks of Block 5 stack 9. Part 6: Sea Horizon Executive Condo (EC) How about sharp corners of neighbouringblocks/stacks within Sea Horizon EC? Here, there can be a potential sharp corner of stack #25 aimed towards stack #41. And also another possible sharp corner of stack #21 aimed towards stack #48. The two blue arrow shows no issue (or no threat). For example stack #17's sharpc corner is too far to be a threat towards stack#04

1. Part 5: Sea Horizon Executive Condo (EC) 2. The following blocks/stacks fall under Flying Star W3:- Blk 15: #29, #32 Blk 17: #33, #36 Blk 19: #37, #40 Blk 21: #41, #44 Blk 23: #45, #48 3. W3 facing stacks have the auspicious double #8's waterwealth at the frontage. Thus it would beadvantages that such stacks/units face a pool of water. Such as (or especially or particularly) stacks #33, #36, #37 #41, and #44. 4. The major disadvantage of these W3 facing stacks are that although these stacks are at an angle to the afternoon sun; nevertheless it is pitiful that these stacks are affected by the afternoon sun. 5. In fact, stacks such as #32, #36, #40, #44 and #48 in addition to Para 4; have afternoon sun soaking into the master bedroom walls. Cant' see the "heat" but oh boy! 5.1 Please wait until one comes home in the evening... and feel the heat and sweat it out often even up to 8pm in the evening. This will depend on how thick or insulation of these walls (if any). 5.2 If one has never stayed in a home bathed by afternoon sun; one can sweat it out especially from 12.30pm onwards to evening especially on a hot and sunny day. For this alone; one will never see me ever buying any of these units in this development .. EVER! 6. A consolation is that many of the stacks/units may have a view of the sea... Is this a good enough reason for one to buy this facing direction? Beats me! It is entirely up to you...

1. Part 4: Sea Horizon Executive Condo (EC) and Watercolours EC 2. This has more to do with sharp corners from blocks/stacks of Sea Horizon aiming (instead) towards that of especially Block 29 and 31 of Watercolours EC. 3. Please see attached illustration: 3.1. RED arrow(s) shows potential poison arrow(s) aimed towards that of especially Blk 29 & 31 Water colours. 3.2 BLUE arrow means most likely no threat as it does not seem to be aimed towards an opening such as a balcony opening or windows of either Blk 29 or 31 of Watercolours EC. 3.3 PURPLE arrow shows that the distance of the poison arrow is too far thus would not pose a threat towards Block 35 Watercolours. 3.3.1 Or even, it could be aimed towards the corner of Block 35 Watercolours. Thus "neutralising" the poison arrow.

1. Part 3: Sea Horizon Executive Condo (EC) and potential Sha Qi (poison arrow from sharp corner of neighbouring block/stack) 2. Please see attached illustration: 2.1 There seems to be a sharp corner from Watercolours Block 31 aimed towards Block 23 stack #46 of Sea Horizon. (Did you see the red arrow on the attachment?) 2.2 Again, it is best to be on-site to determine whether or not such a sharp corner is aimed towards any openings of stack #46 or not. 2.3. For example, if there is a sharp corner aimed towards the balcony opening of stack #46; this is much harder to "cure" as often, or frequently most would open the balcony and sliding doors when at home. 2.4. It would not be an issue; if say this potential sharp corner is aimed towards a wall of stack #46 and not to the balcony sliding door panels or a window. 3. Did you notice that I had also drawn a BLUE arrow coming from Watercolours Block 29? 3.1 Well, fortunately, this blue arrow does not seem to be of any threat to either blocks 1 or 3 of Sea Horizon. 3.2 And the good news is that such a poison arrow is no longer a threat to block 5 Sea Horizon as it is simply too far off to be a threat (if any). 4. On the contrary, those staying in Watercolours EC; such as blocks 29 and 31 may have sharp corners of especially Blk 21 Sea Horizon stack 43 aimed towards one of it's stacks! 4.1 There is also another potential sharp corner of Sea Horizon stack #42 aimed towards Watercolours blocks 29. 5. This is one reason why often it is best or friendlier for architects to build new developments parallel to the "grain" of the development. But again many architects tilt blocks at around 45 degrees to give their development/blocks an unobstructed view... something has to give... here.

1. Part 2: Sea Horizon Executive Condo (EC) & potential Sha Qi from a T-junction most likely towards stack #34 and even #35. (Best to be on-site to take a closer look). 2. How to visualise whether a home or stack may be affected by a T-junction? 3. This may often vary with different countries and whether the vehicles are "left-hand" or "right-hand drive" cars. 4. In this illustration; one will notice that I had plotted in red (red arrows) how vehicles behavewhen drivingfrom Pasir Ris Link and turning towards Pasir Ris Rise heading towards Pasir Ris Drive 3. 5. In this illustration, seems like there could be a potential sha qi towards stack #34. What about stack #35. Hopefully not. But, best to be on-site to look review the situation (if any). 6. Anysharp corners (if any) from Block 30 ofSea Esta towards Block 15 of Sea Horizon? 6.1 One will also notice that Block 30 of Sea Esta is not at an angle aimed towards Sea Horizon. Here Block 30 is hugging along and no threat to block 15 of Sea Horizon. (A sigh of relief, here).

Sea Horizon Executive Condo (EC) and Flying Star Feng Shui 1. The most accurate electronic map available is the onemap.sg using gov.data satellite to map the outlines of each block in a development. 1.1. Unfortunately; onemap.sg's outline of Sea Horizon EC only appears long after it's T.O.P. thus unless one can go on-site to take a reading; the next best is to rely on either/or streetdirectory's outline of each block and compare it with that of the Sea Horizon's sales brochure. 2. For these blocks / stacks: Flying Star NE3 Blk 15: #30, #31 Blk 17: #34, #35 Blk 19: #38, #39 Blk 21: #42, #43 Blk 23: #46, #47 2.1. Using the streetdirectory map I found the facing directions of these stacks as 60 degrees = which falls within the NE3 facing direction. 2.2. Although the sales brochure did not have a North marking on it's site plan; based on the orientation of Blocks 1, 3 and 5 which seems to be either N2 and S3 facing;?I got the readings as 66 degrees. 66 degrees also falls within NE3. By the way NE3 range between 52.5 degrees to 67.4 degrees. 2.2.1 With this, I have confidence to continue using the streetdirectory map to determine the rest of the facing directions of the rest of the blocks and stacks. 3. Attached, please find the worksheets for your reference. 4. Flying Star NE3 = Blk 15: #30, #31 Blk 17: #34, #35 Blk 19: #38, #39 Blk 21: #42, #43 Blk 23: #46, #47 5. NE3 facing stacks has the?mountain star #8 is at the frontage; In order to activate the pearl string effect; best not to have a water position at the frontage. 5.1 For example, for these stacks/units it is generally not advisable to place any sort of water feature at one's balcony. If so, this is not beneficial for this pearl string effect. 5.2 What if I had bought a unit at these stacks? 5.3 In my opinion the better stacks/units for this group of NE3 facing are stacks #42 and #43. 5.4 The worst stacks/units are #34 and #35 (especially stack #34) ?as it is facing a "T-junction". This is where the road Pasir Ris Rise meets at a T-junction with Pasir Ris Link. 5.5 Fortunately for stacks #30 and #31; it is not affected by any neighbouring sha qi (poison arrows) in the form of Sea Esta's blocks sharp corners. As Sea Esta's blocks are not angled at 45 degrees towards these stacks. What a relief!

It not only makes the fa?ade or the frontage "ugly" even if there are some claddings to hide the air-con compressors. Such layout plans were uncommon and frown upon 10 to 30 years ago. Under Shapes and Forms Feng Shui ideally, it is best to avoid having the stove visible from the main entrance door. 1.1 Even if there is a kitchen door. 1.2 However, frankly, how many of us open and close the kitchen door every time we get in or out of the kitchen. 2. Usually a bedroom e.g. bedroom 2 opens towards an opening. In this case, the "opening" are the air-con compressors of the entire house. Welcome to Type B12 layout plan... which is less than perfect...

Stars of Kovan condo & Floor Plans. Type A3 1. Highly unusual for the internal rubbish chute to be beside the main door entrance of the Type A3 unit. No sane architect would ever design this. But, perhaps... the architect had one drink too many?? 2. It is common to find the main entrance (marking in purple A) facing the master bedroom door (marking B). Just that for this 1 bedroom type the distance between each other is too close. Fortunately, there is no windows or openings at marking in blue "X". Otherwise, the rest of this bedroom type looks "normal".

Gem Residences @ Toa Payoh Flying Star Feng Shui Gem Residences comprises of two blocks of flats. Both blocks are situated beside a temple complex. These two blocks are aligned in a North-South purecardinal points of 0/360 vs 180 degrees. Thus all stacks in this development are either N2 or S2 facing directions. N2. Stacks/Units such as1, 2, 3,8, 9, 10, 11 & 16 has the double auspicious #8's wasted at the "back"/rear of the unit. Thus not as favourable as compared with S2 facing stacks. S2. Stacks are the best stacks for a East group person. Plusthe frontage enjoys the double auspicious #8 wealth stars. Thusbased onFlying Stars the better stack isstack #15. Only disadvantage of stacks 15, 12, 13 & 14 are that they are able to see or view the temple fringe. Many would try to avoid this - if possible. 1. Gem Residences @ Toa Payoh This development or rather their architect loves the air-con compressors until many interior layout plans invariably have their air-con compressors next to the balcony opening(s)... No wonder... I now get it! Indeed considered asa GEM of a residence! -

Gem Residences @ Toa Payoh & External Feng Shui Although commercially this site is popular in the bidding exercise as there are few if any sites for development in Toa Payoh; I must say that this "gem" of a site does need to be examined closely. What I mean is that before one signs on the dotted line... one has to consider: Markings in RED and PURPLE:- 1?? Toa Payoh Seu Teck Sean Tong Temple 2?? Neighbouring Block 53 has a poison arrow aimed towards GEM residences 3?? Neigbhouring Block 94 also has a "pistol" aimed towards GEM residences 4?? Police Security Command also has two pointed building corners aimed towards GEM residences. One can literally say... "What a GEM of a residence" ... Erh... Good luck!
