Case Study 4 (For those who understand Flying Star Feng Shui): Period 9 Feng Shui where Estimated Completion Date (ECD) is in 2Q2025 1. There are many stacks/units for both East and West Group persons. 2. For the East Group: Lots of SE3. Very few and for certain bedroom types N3, S3 or E3. 3. For the West Group: Many NW3, certain bedroom types one W3 4. This analysis is in preparation of clients that are seeking House Hunting services from us, also.

Case Study 5: Any issue if my unit faces or near-by to a Precinct Pavilion? 1. Stacks #486, #486, #504, #506 and #508 are extremely close to one of the PP's (962). While #464 is the furthest. 2. One day, I was walking near-by to a HDB estate pavilion and recorded funeral prayer "music". Which can be found under this link:- 3. Below: Stacks in pink #402 and #454 are closest to the PP. While those in green also are in close proximity and some like #448 and #450 has a direct view into the PP. 4. Strongly recommended to get high floors, here. Good to do so, given that the PP is only one storey high. And facing such a PP gives one a "clear space".

Case Study 4: Common Bin Lobby (CBL) and the two bins are in close proximity of the master bedroom window area. 1. Stack #400 is the only one in this development where the CBL is in close proximity of the master bedroom window(s). 2. As the CBL often is an open area ... not that great under Shapes and Forms Feng Shui! 3. Okay... some don't mind this because they always close-shut their master bedroom windows. And turn on the air-con 24/7. (Even bedroom 2's closed).

Case Study 3: Period 9 Flying Star Feng Shui with expected completion date of 1st Quarter 2025 1. For this estate there are varying Flying Star Feng Shui directions: East Group: N2, S2, SE2 West Group: NW2, NE2, SW2 and W2 2. And these are true cardinal points e.g. 0/360, 180, 270 etc.. What's good about this is that under Flying Star Feng Shui, it is close to 100% certainly that these homes's Flying Star chart are absolutely correct, here.

Case Study 7: Less common interior layout of 2-room Flexi (Type 2) floor plan where the kitchen shares the frontage of the unit. And there is a shoe-box area for either a dining table or even a Hong Kong style small bedroom for short lease. Shapes and Forms Feng Shui preference is for the kitchen to be at the "rear" of the unit. In addition, if one meets a Conservative or Ultra Conservative Feng Shui Master, they will usually cry fowl of the toilet + WC beside the front door! LOL!

Case Study 2: Stacks #418 and #420 does not face any junction. 1. Stacks #418 and #420 (at an angle) faces a continuous Bedok Reservoir Road. There are no T-junction or major cross-junction, here. 2. Thus no cause for any concern or taboos (other than traffic noise along this stretch of road linking Bedok to Tampines).

Case Study 1A: Any concern if I get a unit that is facing a Health and Medical Care centre? 1. Many of such buildings are often low rise (other than polyclinics). Thus high floors are preferred to have a clear unobstructed views. 2. They don't look intrusive. 3. More of a stigma than anything else. Thus harder to shake-off especially if it is out of one's control. 3.1. Let's say after the M.O.P (minimum occupation period) of 5 years, some potential buyers may (or may) not find it a taboo to buy such a unit. Case Study 1B: A close look revealed that only two stacks #498 and #500 has a side-view glimpse of the facility. 4. And that stack #464 also does not face the facility. Only if the occupants choose to look sideways to their right! 5. Thus kudos to the planners who had done a reasonably good job in the design of this estate in relation to the Health and Medical Care centre.

Case Study 2: Should I be concerned that the units facing the inner court yard does not have sufficient air-flow or qi flow? 1. There should be sufficient air-flow especially for units facing the inner court-yard. As both of the "twin" court-yard designs have sufficient gaps especially around the East-West or West-East directions or openings. 2. Want to know what is considered an enclosed area? 2.1. In Singapore, there are many examples of which just look at the Block/Stack layout of HDB Rivervale gardens: 2.2. For example Block 119A and 119B are literally connected closely together with just one open area i.e. of the MSCP Block 119. Identical also for Block 120A with Block 120B. 3. In fact the first generation of HDB Punggol flats were built around units facing the roof-top garden(s). These flats are the Blocks >100 plus flats as highlighted in red:- 3.1. This is another example of the entire estate HDB Punggol Spectra wrap itself around the Block 624 MSCP.. and yes, the blocks/stacks are tightly packed together...

Case Study 1: Technically, it is still safe to live close-by to the future Petrol Station as shown below, nevertheless best to play it safe if possible to avoid low floors of stacks #530 and #532. 1. For the more kiasu, then best to also try to avoid #544. Case Study 4: Is your neighbour a durian lover? Pray also that durian season is not all year round? 1. Excuse me, Sir! What has eating durians or all year durian season got to do with my potential unit? 1.1. Okay, okay. Not really. Unless your neighbour(s) has a habit of leaving the durian shells at the bin area. Instead of bringing it down to the bin chute area. (As often a plastic bag full of some shells cannot go into the bin chute.) LOL.. 2. Under Shapes and Forms Feng Shui, it is not great to be sharing the same wall as the common bin lobby. What more is the living room and front door wall: specifically Stacks #101 and #149. 3. Quite uncomfortable also to have a unit with the front door or lobby of stacks #109 and #141 so close also to the common bin lobby. 4. (Below) Although this may look not as bad. But having say my air-con compressor so close to the common bin lobby + yard with often clothes to dry etc... also don't seem that good. 4.1. For the above reason, try not to select a unit at #267. How about #269. Not as bad... but if there are other units.. why not see this also as a last resort. 5. Unfortunately, even if one is okay with all the above. In the near future, a potential buyer may think otherwise. There goes your hard-earn money as one may have to sell the unit at a lower price.

Case Study 3: Is it a good idea to have my unit facing existing private housing? 1. Okay for once, lets not consider the drainage reserve. 2. Stacks like #261, #259, #267, #267 and more faces either the yard or the side of landed homes. 2.1. It is actually not a bad thing especially if one is able to purchase a higher floor unit. Else often at lower floors one has to be extra careful of facing the 2nd, 3rd floors of such homes or even meet with the roof-lines of such homes. 2.2. It would be inauspicious if the roof-line of such homes slice or aimed towards a unit's opening especially that of the living room. (Hard to cure as one cannot simply shut all the windows of the living room forever.) 2.3. Looking at these existing landed plots, highly unlikely that a few could be enbloc into a private condo development. 2.3.1. But assuming that a few such as homes 9, 10, 11, 12 (Jln Derum and Sembong Rd) enblocs and sold to a developer; then such private estates can be up to 5 storeys high + allowed an attic. As such for "insurance" purposes, try to get a unit that is at least 6th storey or higher given that landed properties are allowed ground floor of at least 4 1/2 metres high (thereabouts). 3. Also Stacks #255 and #257 faces an opening i.e. Jalan Derum. Any issue? 3.1. Fortunately Jalan Derum is a short service road. Shouldn't be an issue at all. Thus traffic on such a service road moving from Jalan Legundi towards Jalan Derum is not going to be fast (or furious!). 3.2. In fact, do consider it as a blessing in disguise for units at #255 and #257. Small-talk Occupant of No. 10 Jalan Derum: "Sigh! Covid 10. Now this!" Occupant of No. 11 Jalan Derum: "Yah Lor! What is happening to us?" Occupant of No. 8 Jalan Tampang: "I am equally pissed-off! Now less air-flow. But fortunately, my home's Back-side (I mean Back yard) is facing the development." Occupant of No. 10 Jalan Derum: "Sigh! Covid 10. Now this!" Occupant of No. 11 Jalan Derum: "Would you believe? Hell = construction noise and dust till June 2025 and more if residents start doing their renovations."

Case Study 2: Is it okay for HDB Sun Sails stacks #131 and #133 facing this "junction?" 1. The above site map can be misleading especially since it does not show the whole picture:- 2. These two stacks are further enveloped by a slip road (in blue) and thus in this instance is not really at the fringe of a cross junction:- 3. In a similar vein, these stacks of HDB Block 302 Canberra Road although in theory faces a traffic cross-junction, but it is also buffered by a slip road of vehicles turning from Sembawang Road towards Canberra Road. 4. In another thread of the Prive EC at Punggol, I had mentioned that previously, I had a client who had moved-in to a unit that is facing a cross-junction. 5. This client mentioned that at times, it was quite scary to hear screeching brakes. And sometimes even the sounds of colliding metal. 6. It is not like such vehicles can fly into his unit. But rather, a feeling of unease and/or hopefully no one gets hurt.. sort of thing, that's all! 7. During the last HDB BTO launch in August, we also see Urbanville @ Woodlands stacks #207, 209, #355 and #357 which also in theory faces a cross-junction. But the fact is that these four stacks are literally buffered by the 2/3 storey MSCP that has an SM and FA/F incorporated with it:-

Case Study 1A: What happens if neighbouring blocks/stacks are not parallel to each other? 1. This can result in Sha Qi or poison arrows from neighbouring block/stack/unit. 2. For example poison arrow: from #111 towards #153 from #165 towards #199 from #163 towards both #201 and #203 from #161 towards #205 Case Study 1B: Again, whenever neighbouring block/stacks are not parallel to your potential block/stack, this invariably happens: 3. Poison arrows aimed towards stacks #137, #139, #177, #179 and and #223:- Case Study 1C: Buying a unit facing neighbouring blocks/stacks? Do scan for Sha Qi or poison arrows (if any)? 4. HDB Sun Sails Block 370B Stack #149 may have poison arrow(s) from existing neighbouring Public Housing Block 303

Case Study 4: A future school on the opposite side of the road any concern? 1. There are many homes in Singapore with a school on the opposite side of the road. 2. The only Feng Shui concern is only if the roof-line of the school becomes a sha qi aimed towards a unit's frontage especially that of the living room. 3. In addition, under Symbolism in Chinese custom, it is less than ideal to have a school clock facing one's home. 3.1. Fortunately, such tower clocks are less frequent especially for modern Singapore schools. But it can be if the school is an established one such as Catholic High etc... -

Case Study 2: More of a concern if a unit directly faces the spine or a Cross above some churches towards their frontage / living room. 1. Otherwise, often there are less of a taboo locally for a unit facing a church as compared to a Chinese temple. 2. More likely so, because churches often look serene and does not have highly decorated frontage often with Dragons, Lion statues etc.. 2.1. Equally, churches also do not have incense / joss-paper burning cauldron especially found tuck at one corner of the temple.
