  1. I understand if a person is born naturally with a mole on their face. They did not plan for it. BUT, the frontage of a house is man-made. Man design and create it. How's this house with one of the ugliest moles on it's facade!
  2. 1. I am glad that one of the largest stacks remain unsold for this development is stack 09. 2. the three bedroom Stack 09 has poor Shapes and Forms Feng Shui:- 2.1. The Interior layout is not rectangular 2.2. Most importantly, although it is one of the few stacks that have both frontage views as well as views towards the back i.e. Heron Bay Executive Condo; 2.3. Although it's frontage has an unblocked view towards the opening; but this stack would normally "suffer" or the residents would most likely suffer from Money In and Money Out due to the funny thing called "forced thru" or more aggressive flow of "wind" or qi due to the totally unblocked frontage leading to the back. 2.4. Think of it as a weak link or weak chain that is about to break that glues or holds Block 25 to Block 27. 2.5. Thus if one looks at the attachment: the opening at purple marking "A" is more a liability than an asset to stack 09. It would be better if the architect has added a proper stack on it's opposite site. 3. This development has one of the very unusual layout of various stacks. And for this development; there are stacks that range from good to reasonable to poor. Other stacks to "watch" out are stacks 11 and 19 in this development.
  3. In my opinion: 1. Riversound Residence: 1.1. In my opinion, this development has two "fast moving" water courses in the form of two potential busy roads or highway type of road i.e. Buangkok Drive that connects to the highly used aerial road = KPE and the other is Sengkang East Drive. 1.2. Sengkang East Drive is another "mega" highway that links the every growing HUGE population up north at Punggol. 1.3. It has an "estate road". But, because of Para 1.1 and 1.2; this is why roads are like water courses... ain't fantastic for this plot of land. 1.4. As mentioned above, Riversound will have two major "water courses" and Buangkok Drive will progressively become a more "aggressive" river with more and more load. Too aggressive a flow is not favourable so close to the length of one side of the development. 1.5. Please see attachment. Where in the future, Yio Chu Kang road will branch off carrying traffic when the entire stretch of Buangkok Drive is completed i.e. Marking in RED A to B. 2. For Riversails; fortunately, there is only one Major Road i.e. at the tip of Upper Serangoon Road which is relatively not as potentially busy.. as there is an alternative road = Hougang Ave 7 for other residents below this tip (Upper serangoon) as fewer people would head north; instead, they would most likely head south wards to wards Paya Lebar etc... 3. There will be an estate road: Upper Serangoon Crest (U/c) that will be serving this development and it's next door neighbour. Like any other development; there will always be good and not so good units in this development. 4. For Riversails; flats can be ranked in a bell-curve. There are excellent stacks and the rock bottom stacks and the rest are in the middle of such a bell-curve. 5. Riversails Stacks 2 and 18 for example would depend on how the future neighbouring plot organise their layout of their blocks. Hopefully, these blocks are parallel to especially these two stacks. 6. Riversails Stacks 14, 16 and 18 that is parallel to Sungei Pinang and facing this river; needs to be further evaluated as the flow of water from left to right of the frontage is based on the water-dragon classics. 7. Riversails Blocks 6, 8, 10 and 12 This applies to: 7.1. Stacks that face EAST 7.2. High floors 7.3. The above stacks facing EAST have to be careful of the reflection on the water of Sungei Serangoon. 7.4. For example, depending on the season and time of morning; the sun would reflect light onto the body of water at Sungei Serangoon. And in many instances, the calm water in this river will act like a mirror; and the full unobstructed morning sun will reflect sunlight directly into certain stacks of blocks 6, 8, 10 and 12 that is directly east facing. 8. For afternoon sun, the pond at punggol park will most likely be a concern for those who purchase units at Riversail's neighbouring plot (to the right of this condo).
  4. 1. Let me elaborate further. 2. Many years back when The Rivervale condo (see attachment) TOP. 3. I was holding a Luopan and doing a first visit. Naturally, during the first visit, I had to go towards the living room area to scan the environment. 4. It is many years back, so I cannot remember fully, which season it is as every 6th monthly the rays of the sun changes due to our tilt in the earth axis. 5. I was standing in one of the units either in Block 1 or 3 in the PURPLE circled stacks overlooking the Sungei Pinang. 5.2 By the way, Sungei Pinang was not the "issue" but rather, till today, I can still vividly remember the full force of the sun rays reflecting onto the pool at Punggol Park which I marked as a purple "X". 6. The glare was so great that it "nearly blinded" me as I had to check the Luopan readings but had difficulty doing so. 7. For those who stay or have passed thru Yishun. If one has a chance to take an MRT train heading towards the city in the morning, and standing facing the North side i.e. the Yishun Reservoir can also see the glare of reflected sunlight onto the calm water and following one go on the water line. 8. Often for landed properties; often, it is adviced not to use slanted glass at the facade as often the sunlight can also reflect onto this piece of glass and bring "glare" into the windows of a bedroom... 9. Feng Shui is a live subject and such "glare" can also be considered as belonging this part of Feng Shui science...and believe me, it is for real.. 10. There are many other situations where two blocks housing are close-by. And sometimes when we stand in the living room or balcony or even a bedroom of a specific stack in a block, how many of you will get uncomfortable with the glare coming off the wall of a neighbouring block? Thus, in this simple example; one don't need to be near to a water position to get "white pollution" from sunlight glare... P.S. Frankly, I am as puzzled as you to see reflected glare at The Rivervale as it (the stacks)are notexactly in a DIRECT East-West alignment. Thus, I am not claiming that it is a daily occurence. But for those stacks directly facing east e.g. in Riversails: the good news is that it occurs momentary in the morning... the bad news is that this might occur on a sunny day all year round!

Try this: For those who are taking an MRT train from Yishun / Khatib towards the city and pass the stretch as highlighted in purple: Standing and facing east; on a sunny morning (roughly around 8.30am or thereabouts)... One should be seeing the morning sun reflected onto the calm water following you from the begining of the purple line to where the water line disappears...
  6. This is a simple illustration showing a frozen time of day (in the morning) where the sun on a non cloudly day may shine onto the pool of water in Sungei Serangoon.
  7. 1. Riversails, east, morning sun and reflection from Sungei Serangoon (reservior) 2. Frankly, very few people or even Feng Shui practitioners will consider this. 3. Sun rays even if it is morning sun is actually part and particle of Shapes and Forms Feng Shui. For example, even in the early morning, do go for a swim.. and one can easily get darken skin due to ultra violet light. 4. In this case, morning sun, reflection and uv light...
  8. For such a plot of land; one may have to choose "properly" as fortunes can wane according to which stacks one has bought....
  9. In my opinion, H20 Residences (under construction) although is at the Layar LRT station; is just an average plot of land (development). For PLOT B: It would be nice if there is no future road (semi expressway) running at the frontage of the development. Otherwise, if this plot is configured properly, it is suppose to be the better plot amongst Plots A (H20 Residences); Plots C and D. For PLOT D: In my opinion, one of the worst plot as it is entrapped by Sengkang West Way and enveloped by the future semi expressway.
  10. Who should I blame if I stay too close to this establishment? No one else fault but mine! Oh Why? Did I buy an apartment that is close to this food outlet. Furthmore, several years back a new client brought me to her apartment. Which was directly above a coffee-shop such as this. Sad to say it is not the noise (below) that distrubs, her. But rather; in the day time when the coffee shop activity is high; all the cockroaches from (below) took santuary at her unit: as it is cooler and quite. Thus, no matter how many cockroaches she kills; she seems never, ever to kill all of them...
  11. No! BUT a smiling frog is indeed good FENG SHUI... Erh.. ain't it nice to see something refreshing, colourful and nice? So many colours represents happy, bright and cheerful family..... great for Feng Shui right? Even if it is truly no Feng Shui stuff...
  12. 1. Frankly, there are no right or wrong answers. 2. Main consideration is to TRY to justify what one feels it may belong to. 3. Nowadays, with multi-skilling i.e. a person gets to do varied range of job... it is hard to pin-point the exact career "fit" based on the five elements concept. 4. IN MY OPINION:- 4.1. If a person's main task is e.g. to co-ordinate e.g. plan for the maintenance (by someone else) and also plan; put-up proposals e.g. get best of 3 quotes on who will win the bid to upgrade then overall; I would classify it as more belonging to the WOOD element. 4.2. However, if the person's sub-task is to do a little planning of when he/she will be maintaining the computer and or will do the upgrade; THUS, if the person is this kind of Jack-of-all trades and personally do all the "dirty" work such as dismantling the server; change hard disks = HANDS on then I would generally feel that this "hands on" person's CORE job function has more to do with the WATER element. As he/she would have to sway the screw driver, jiggle the cables etc... 5. Again, let me emphasie that there is no right or wrong answers. For example if one's job is a supervisor has equal parts of Planning and Co-ordinating as well as giving a helping hand to one's staff; and often helps to move, change parts.. then this person can even have a career that is known as a WOOD-WATER career. Why not? Why must we always have to compartmentalise a career into just ONE type: earth? fire? Why not EARTH-FIRE? career?
  13. Under symbolism in Feng Shui, if possible try to avoid a bed-head feature wall that seems to "split" the bed in the middle. In the photos, for example, one can see the dark brown feature wall with a VERTICAL line that looks like that cuts directly into the "centre" of the bed....
  14. Again this reminds me of the glut in property launches.... Stamp duty covered... and finally, when property developers start introducing "Furniture vouchers"; this reminds me of the slump in property demand around the year 2001....
  15. These are some considerations: 1. What you mentioned is only a part of the Feng Shui theory. 2. Under Compass School of Feng Shui; one must consider both the Eight House (which you briefly) mentioned but left out the Flying Star Feng Shui. 3. Another major concept is: " The forms (Shapes and Forms) shapes the stars and the stars determine the fate". 4. Even anurse is trained to obtain as much information on behalf of the doctor before; the patient sees the doctor: Feng Shui Triage 5. For example, without understanding the Shapes and Forms of that home and to a certain extend the Flying Star and even Ba Zi of a person; "there is limited information" to deduce how bad or how much safety margin you have. Go read up the link.....
  16. These are some considerations: 1. HDB Units face the lift door. 1.1. In my opinion, again, this is one of those things that has more to do with common sense. Thus, some claim such things to be (common sense) Feng Shui. 1.2. Just imagine, if one's main entrance is opened and the interior is in full or partial view of people stepping out of a lift. 1.3. Depending on the density of units that this lift serves as well as human traffic density that uses this lift; most people would feel uncomfortable with many people looking into your home. 1.4. Worse still, many are strangers such as friends, relatives and sometimes those pesky sales person. 1.5. Some feel that because of so many people walking pass the unit; may consider slam shut the main entrance door due to the above even if they loose out in having wind come in from say the main entrance. 1.6. In addition, for those who use the lift; the concern that (touch-wood); if a unit is on fire or engulfed in a fire; the smoke and fire may get into the lift and lift air-well. 1.7 This is why in Singapore, the regulation is that those apartments that are close to the lift; must install a fire-rated door e.g. survive 1/2 hour fire rating or even more. 2. As for the concern of kitchen sharing the same wall with the lift. 2.1. Again, I believe, this has more to do with common sense. 2.2. The main concern is that often there is a higher probability of a fire starting in a kitchen. 2.3. And in the event that there is a fire in this kitchen (which shares a lift wall) hopefully, the wall has a higher fire rating and should not be too hot to affect or flash fire occur in the internal wirings and periperals of the lift air-well. 2.4. In addition, just remember the 9/11 World Trade Centre thing... if the kitchen's floor has load bearing beams that could not take the heat and it is close to the lift air-well; the lift well may even collapse. Go use one's imagination.....
  17. 1. Attached is a rough sketch showing that most likely the home is nothing out of the ordinary. 2. Here, LEVEL 1 is often considered as the "ground floor" or level 1. 3. Just because your home has a basement dug in; this does not automatically mean that your Feng Shui "main reception area" or frontage is there. The basement is merely a convenient space to house your car(s) and allow easy entry and access to the cars via a so called door. 4. Thus LEVEL 1 is like most homes where supposely it is your main door entrance even if you enter via the "dug" out basement. 5. The sloping staircase, if you look at it is another block of landscaping that is perhaps higher than your level 1. But this does not mean that directly the home you mentioned is linked to it. 6. Your home is a standalone or shared amongst the rest of the homes with a LEVEL 1. And it decided to have e.g. Level 2 and Level 3 and /or even an attic or roof. 7. Therefore, in my opinion, this is how I would look at your home or this home. 8. There are many cluster homes of this design and some also have landscaped access areas with staircases that may be higher than your level 1. In my opinion = no big deal. And you cannot guage your house interior by this staircase unless the interior has split levels that mimic this slope.
  18. These are some considerations: 1. Many cluster houses are similar to what you have provided: a car porch (most likely that can house two cars) that open towards a main door at the basement. 1.1. In theory, some think that this basement level is the main entrance area and some are concerned that the main entrance is dark and really just at the basement. 1.2. From a Feng Shui point of view; looking at one of the photo; there is a wooden door and sliding doors at the pool level. And for cluster homes this should or rather may be considered as the main entrance area both for purposes of calculating the frontage (P8 S2). 2. Is it a protrusion or missing area 2.1. In many instances, often, many of us are only good at seeing "missing areas" but often overlooked that in some circumstances, it could be a protrusion. 3. So why do you bring up Para 2? 3.1. Here, do you know that from looking at your photos; it seems that the ground level is at the pool side level and the "upwards" staircase is quite similar to what I wrote under Para 2... a mistaken illusion that somehow this home seems otherwise just like the mistaken identity that it is (not a protrusion). 3.2. Here, most likely, (correct me if I am wrong) the so called staircase is built more as a landscaping. As from what I can see, the ground level is at the swimming pool level. Ain't this the same as thinking something is a missing area but rather; it should be a protrusion, instead. 3.4. If so, this home is nothing out of the ordinary while something else is built beside it that is (landscaped to be higher as a link or "bridge" in SIMPLE TERMS to other parts of the same development even if it is higher or to some other areas.
  19. Further to what I had mentioned: 1. Applying Flying Star Feng Shui, today is like: 1.1. Buying a car that goes from A to B andhas standard air-bag for the front two passengers, ABS, DCS etc..And maybe euro ncap 4 stars rating... to maybe 5 stars rating... 2. But applying Annual Flying Stars Feng Shui (OPTIONAL ACCESSORIES ARE NOT COMPULSORY) depends on how thorough it is and is like: 2.1. Car comes standard with euro ncap 5 stars rating and also:- 2.2. Additional air-bags for the driver's knees; and side pillar air-bags 2.3. radar systemthat detects that there is aneminent collision.. and car auto apply brakes... 2.4. In addition,depending on how thorough one applies annual starsadditional features like: night vision camera to better detect someone walking in front + anti doze vibration when car suddenly goes into the wrong lane... etc... 3. Many cars today... comes with Para 1.1. which in general is safe enough. But if one wants to go further than additional OPTIONAL accessories can be added (if one wants to)
  20. 1. In my opinion, we can draw from real-life situations. 2. There are no right or wrong answers, here. 3. Nor a fixed bible on Flying Star Feng Shui. 4. What I can share is this: 4.1. Driving a vehicle 4.2. We are told to be careful when driving a vehicle = Flying Star Feng Shui. 4.3. Some people attend DEFENSIVE driving lessons or take upon themselves to drive defensively. For example, when driving a vehicle, many defensive drivers always visual the for "corners" of their vehicle and avoid driving side-by-side with another vehicle but allow that vehicle to be in-front. 4.4. Here, once we obtain a driving licence (Flying Star Feng Shui) some prefer to go more of the defensive mode... by applying annual Flying Stars. 4.5. For example: under annual Flying Stars pay more attention to: 4.5.1. #5 and hope that this annual star is not in one's bedroom or frontage. 4.5.2. #2 simliar to the above 4.5.3. #3 quarrels, conflicts or lawsuits... check which sector it is located... 4.5.4. Anyway to enhance #8? Great if it is at the frontage .... etc... 5. No book on annual stars would go year by year ... thus.. common sense says that if you want to apply DEFENSIVE Flying Star Feng Shui; then read some of the above points.. which can be applied, year in year out.... 6. Thus in conclusion: there are still many who don't apply defensive (annual) Flying Stars.
  21. 1. For info, especially; the layouts: Penaga Place and it's surrounding homes were developed by the same developer and offered for sale. They are considered "as it is" or rather "take it" or leave it. Thus the owners have no control over the actual layout. 2. Do take note that the Flying Star chart of such units should be analysed first before becoming trigger happy and claim bad Feng Shui. There are such things as locking up bad stars or today, the mountain star #8 is found at the middle for certain centrepoint.
  22. These are some considerations: 1. This is a semi-detached home. 2.The owner first showed me his plans to built an elevator at the valuable real-estate area which is the open area side of the home. See attached "Example 1". 2.1 What a waste to place a block of "air-tight" elevator at one of the THREE openings of a semi-detached. 3. Finally, based on common sense Feng Shui, it is moved towards Example 2. See attachment. 4. In addition, in the attached example 3, the sharp corner of an elevator can become poison (arrows)
  23. 1. Example of a TOP 2009: Penaga Place and nearby semi-di and terrace houses. 2. Here, as there are "three openings" for this house; common sense says that the elevator is built sharing the inner wall and in this sample, the staircase is "wrapped" around the elevator. 3. And in this built from scratch home; the elevator is installed at a pretty central location. But with existing homes; can understand this may not be quite possible if only A&A work is done. 4. Another hidden advantage is that it strengthens the framework of the staircase area.. nearly indestructable staircase.. provided the elevator does not catch fire and heats up the walll. But, hey! Who have heard of such a thing?
  24. This is another example. Location: remains confidential. The elevator is next to (beside) the staircase area. And if one looks carefully, it is strategically or centrally located right in the middle of the house.
