Case Study 16: For ground floor units, it is a good idea to find out what other facilities is facing the potential unit. 1. For example a look at the development scale model, in this instance shows a wall blocking the unit's view living room view. 2. Armed with this information, then the purchaser can decide whether is it worthwhile to buy this unit. 3. Don’t buy then later when collect keys then, OOPS! Huh? Why like this? Sorry, already too late!

This illustration shows three different afternoon influences on various stacks affected somewhat by the afternoon sun rays. To simply, majority of the stacks facing Serangoon Road could be affected by the afternoon sun. Subject to certain storeys being shielded by the hospital (or not). 1. PURPLE = Afternoon sun all year round towards the living room and all bedrooms 2. PINK = Afternoon sun all year round also towards the living room and all bedrooms. In addition, on a hot sunny day, do expect the afternoon sun to soak outside the master bedroom walls. And be prepared to see the heat oozing into the master bedroom often even at 7pm or even at 8pm. 2.1 Turning on a fan may just circulate the heat. 2.2 However, the effect of soaking into the master bedroom wall depends very much on the thickness of the external walls. But from past experience, HDB's wall are like that... not fantastic. 2.3 In some recent condos, the development grew creepers along the side walls extending from the top floors to close to the bottom wall. Thus this has the effect of shielding or cooling somewhat the heat. 3. Older HDB flats have extended RC roofs or even added arm-length aluminum trellises to try to partially shield the unit from direct heat from say 12.30pm to 3 or 4pm. 4. GREEN = Afternoon sun soaking into the master bedroom wall. And afternoon sunlight towards the service yard and kitchen area. For the later, no issue since these are non living quarters. Some like it as their clothes get maximum afternoon sun heat. 5. This additional illustration shows RED lines drawn onto stacks that are affected by afternoon sun:- 6. Below. *FAKE NEWS* Landscaping? Oh! We took the lowest quote for the design of the common areas. Thus don't expect everything will be PERFECT. And NO! We did not read the comments by the Feng Shui Master on The Visionaire EC... "If it is so dangerous.. go get a helmet for all your family when you go down to the common areas. Don't forget.. nowadays.. even if one were to cycle on the roads, a helmet is required!” (Quote/Unquote = The Developer)

I had previously given Qingjian Realty two (infamous) awards to their The Visionaire EC :- I sincererly hope the next time when I pay a visit to Le Quest and iNz Residences.. please don't repeat it again.. If other similar developments can do so.. why can't you? Another forum user exclaimed!: "Oh Dear! Mine is also by them ... iNz Residences at Choa Chui Kang" Crossing her fingers.... And there is more likelyhood for "sama sama" at iNz then Le Quest...

Especially for those who stay in a condominium for the first time + several conditions:- 1.1. lower floor units close to the pool ... 1.2. if few units near to the unit has their windows closed 1.3. hot and sunny afternoon. 1.4. windy where STRONG winds channel into the "U" trout 2. Often with a mixed of the above conditions, the concern is the high evaporation rate of the pool water = might flow into the unit.. take it like some minute vapour particles consisting of pool chemical water and sometimes even ureal (from urine pee in the pool)... 3. Case Study 4: Kudos for a 100% perfect rectangular layout plan: Much loved by Shapes and Forms + Vastu Principles. 1. The 100% perfect rectangle can be found under the 1st Level of Type Penthouse phB6 layout... 2. However, as rectangular a layout is just like an entry level to good Feng Shui. But this should not be considered an end all but simply considered as "just a good start!"

Case Study 2: Type B7 Bedroom Entrance + Symbolism in Feng Shui 1. Try to keep the dining table neat and tidy as under symbolism in Feng Shui, any sharp objects that face either Master Bedroom and/or Bedroom 1 can cause health issues. 2. Anyway, this is not a major concerned. But a matter of changing one's habit if that person is a messy person when it comes to piling things on the dining table.

Today, 15 June 2019, I received a call: “You sell the digital lock?” My reply: “No. Just because I took photos of these lock and share it on my website; does not mean I sell them”. Persistent lady: “But you list your phone number!” P.S. Just because I happen to review it online as I travel widely and visited lots of places... means I sell this item? Can I also blame Google? This is because, lots of articles and resources added to this site.. even for non Feng Shui also do appear within Google's "interesting" links... Like that also can? LOL-:) -

If indoubt, please look elsewhere... given that a unit's price can go through the roof and suddenly crashing down into the earth... 4. New kid on the block. Circled is the under construction Kwong Wai Shiu Hospital’s 438 beds nursing home which will be completed by 2021. 5. Some unit’s at The Tre Ver overlooks the nursing home. And naturally there may be a stigma associated some with this.

Case Study 1: Formerly, the HQ of MAC Donald’s HQ and it’s Feng Shui concern when the then BUKIT Timah Seven Mile Flyover was just completed... 1. KAP Residences was built on the very piece of land where if one remembers a MacDonald’s outlet at level 1, together with another anchor tenant i.e. Cold Storage... a small shopping centre. 2. I remembered meeting the then an “Ang Mo” CEO who was open to having Feng Shui done for their operations on the 2nd storey. 2.1. The outline of the former KAP building looks like this profile... 3. As the company felt that coincidentally, they had issues after the Bukit Timah Seven Mile Flyover was completed, then. 4. If one has the time, please read the above link. P.S. Although one may think that Geomancy.net specialises in residential Feng Shui; little is know about our exploits with Commercial and a Industrial entities. This is because most of the time we respect the privacy of our clients. Very rarely, do we discuss cases unless they are “dated” ones and that the client have moved.. on..or is useful to the new “owners” of the site... 5. One should pay special attention to the new KAP Residences units that are parallel to the Bukit Timah Seven Mile Highway.

Part 20 - Case Study: Common space with "clean lines" and a safe environment Nowadays I also do look closely at sample illustrations. For example, it is good to see that the walkways are flat and even. And hopefully no dangerous protrusions. Given that it is the responsibility of the developer to make it as passive-safe as possible for the residents:- Contrast this with The Visionaire EC (by CNQC Qingian Reality) which in my opinion, I had given this development the worst landscaping award in the Year 2018 + another award for "The Worst Landscaping in a decade!"... I believe Parc Botannia is nothing like this ..... at all... Look at it this way [TOUCHWOOD]. If there is a mishap in the development due to poor landscaping work... there will some who will blame it on? Bad Feng Shui.. LOL... This is Feng Shui.. that is Feng Shui...
