  1. Feng Shui & stove control knobs Side-view of a stove. As the control knobs are facing "skywards": this is considered as a neutral position
  2. Sha qi or poison arrows from seemingly stylish "innocent" looking huge flat circular or rather oval-shaped drop-off porch roof-line @ this site.
  3. HDB Punggol Edge & dim main door entrance area 1. Nowadays with better cameras on phones; the corridor photos does not actually reflect the true "darkness" at these corridors leading towards each unit's entrance. 2. Even with the lights turned on at the corridor; one can still see a hint of darkness outside the main door entrances of these flats. 3. In such a situation and also with such a narrow; the main door should not be considered as the frontage.   4. HDB Punggol Edge Just T.O.P. Who would have realised by looking at a Sales Brochure sitemap or failed to do so if indicated; and then purchased a home. Only to find that there is a sub-station directly below the unit. When the time eligibility for the sale on the open market; some buyers may (not Feng Shui) -void buying such a unit. Although there is no empirical evidence to the contrary that this is bad. Resource link: oo
  5. The benefit of a folding bike is it's portability. I will never secure it to a bicycle stand. However; whenever I visit a new development be it a condo / EC or especially a new HDB site; I will always look at their bicycle station railing. If you think you had seen it all; I have often come across some variations. For eg. This one at the newly Just T.O.P. HDB Angsana Green at Yishun; they use a common inverted U shaped design. But this time round; instead of using round steel tubes bent in an inverted U; this site uses square tubings. And the concealed bolts were badly concealed with revealing cement patches. This is also the inverted U-shape design. The only difference is that every two poles are close-to each other. No big bikes can squeeze in-between these two poles.   6. I first discovered the HDB site called Compassvale Mast: had units with interior dry walls. The bad news is that this new development also has similar dry wall partions within it's inner walls. Looks like "monkey see.. condos /ECs do... Monkeys follow" Personally; I am still biased and I have yet to buy a brand new home with dry walls. In my last purchase of a freehold property that TOP Iast October; Yes! I made sure that it has solid walls before signing the dotted line in 2012!
  7. Commonwealth Towers by City Developments Limited (CDL) This rectangular plot comprises two high-rise blocks. The blocks that are on the opposite side of the MRT station and rail-way tracks are:- Block 230 with Stacks #04, #05, #06, #07 & #08 and Block 232 with Stacks #15, #16, #17, #18 & #19 All these stacks face the Flying Star Period 8 direction of NE1. NE1 stacks has the auspicious water wealth #8 star at the frontage. In fact, all the stacks do face a water position. Thus, these stacks with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. However, on the downside; the other sectors in such a home don't have very good star numbers. Thus each sector should be looked at carefully and if possible the bad stars are to be disarmed or neutralised. The saving grace is that their frontage has real water and even enjoy virtual water (clear space such as a bird can fly freely). Thus this has a higher weightage for this Period of 8 (2004 to the period 2024)
  8. Case Study 2: 2 Blocks on Stilts 1. Old school traditionalist even non-Feng Shui enthusiasts would squeal at the sight of homes / blocks / flats built on "stilts".... 2. Perhaps an innate fear of such buildings topping down. But do take a closer look at this development. Although the two block's frontage are on stilts; one can see a strong centre core. Thus, would assume that contrary to the perceived "weak structure" the two blocks should be strong.. 3. Furthermore, these two are "Siamese twins" and con-joint at the belly... 4. Anyway... as usual...nothing new in Singapore... this is a mixed development... as this two blocks sits on top of a very rectangular structure...
  9. Case Study 1: Location, location + the MRT trains & tracks Queens Peak @ Dundee Road by MCC Land launching this month = October 2016. A development beside the first generation MRT stations is a double-edged sword. Especially if one's unit is within the wider range of the MRT tracks.. with the daily rumblings or noise associated with trains running all day long e.g. 6am to 12 pm on normal days. Fortunately, it would be a blessing for those who purchase high floors. And also depends on whether LTA is kind enough to install those ugly looking aluminium panels that help to lower SOME (not all) noise levels from the screeching of train steel wheels to steel tracks.... But fortunately, anything next to an MRT station is going to be hot.. hot.. hot... At the moment the site plan is not available as yet.. Will most likely review it later on.. if I have the time to do so...

FloraVille (Flora Ville) @ Cactus Road Under symbolism; I know of some businessmen who on hearing the word "cactus" would simply not even want to look at a home or even an apartment on such a road. Perhaps, to I suspect just these few persons; in their younger days they either had an "ouch!" experience with it or was always told to avoid "cactus" like the plague. Often an artists impression is accurate especially if found in a sales brochure. Thus, these seemingly innocent tree trunks of a certain variety of palm tree... may be considered inauspicious in Feng Shui... why? Under Feng Shui concepts; if a similar tree trunk as shown in the illustration is right in the middle of one's balcony opening.. One simply can't just close all windows. Perhaps one could install an outdoor blind.. but then again... it would not be advantages to always draw down such a blind all the time. But if one does not draw it down.. the tree trunk would be a sha qi or poison arrow. If one draws the outdoor curtains fully; then often, one cannot take advantage of the water position as well as getting a "bright hall" effect.. essential for good balance of qi in a home. Let's home that the tree trunk are sandwiched between the walls of e.g. dining-bedroom etc... if so, this is not an issue. If the tree trunk "slices" a window; at least drawing the day curtain is a possible "solution". But this is not long term practical solution at the balcony. You say.. turn on air-con 24/7? Erh... you a billionaire? In addition, not healthy for a 24/7 air-con... might as well migrate to North-pole and enjoy erh... cold all year round....
  12. Eco-tech @ Sunview In my opinion; the top-view of this development reminds me of an inverted "R". But I do know that many owners / tenants of this potential light industries complex would rather see it as an "A". A as in A GRADE quality. Mr Boss, right?
  13. Eco-tech @ Sunview for light industries: what a EXITING (EXCITING) .... Will the sales be affected by this "inauspicious" one word? An honest mistake... please move-on...
  14. Cityscape @ Farrer Park and Rubbish collection point In some instances, we have to open our eyes closely when selecting our costly investment of a property. In this example of Cityscape Condo; although there is tell-tale sign of a dead-end road leading into the development; No where says that there is a rubbish bin collection point. Here, if one is familiar with similar outlines of HDB site plans; one can immediately notice (see attachment); that most likely; it could be a drive-up / reverse-point for a rubbish truck to collect rubbish. If so, I wouldn't want to select a low unit especially stack #06 or even #07 as often the "smell" could permeate into my home during the collection and/or if the rubbish are not cleared promptly or left open. In addition, one key consideration is that all stacks at #06 may have a full view of the "rubbish collection-point". In my opinion, there should be a small structure built there. Do check with the developer/agent on this before signing the dotted line.
  15. 1. Spazio @ Kovan is located at the oldest "district" or settle at Upper Serangoon Road/Kovan. 2. As it is directly opposite (to the right of the "old" Upper Serangoon Shopping Centre". This mall is as old as the Katong Shopping Centre and the one at Bukit Timah. 3. Spazio is considered a (tiny) or small mixed development. And the architect has choosen to maximize this rectangular plot by building to the max. Thus the distinct feature of this mall cum residential homes are that all four sides have tenants and on the upper floors: the balconies face all four sides: NW2, SE2, NE2 and SW2. 3.1. The good thing is that these directions are pure or close to their true cardinal points. Thus flying stars of NW2, SE2, NE2 and SW2 are a 100 percent certainty. Unlike some other developments where it could be bother-line case.

Spazio @ Kovan and Shapes and Forms Feng Shui For 3 Bedroom Type C1: Although the toilet is sharing the same wall as the Kitchen/stove Fortunately, it is the shower area and the shower head is not on the same wall. It is good that the architect had placed the stove of Type C2 on a standalone table-top away from the toilet shower area.
  18. Under Shapes and Forms Feng Shui and also the concept of IChing: it is a very bad idea for a swimming pool directly above the master bed/bedroom. Common sense aside e.g. bursting of pipes or (remote possibility) worst scenario is the collapse of the swimming pool at the roof terrace. As the swimming pool occupies a sizeable chunk of the master bedroom; it is inevitable that the master bed MAY be directly below it. Under IChing; this is awfully bad as water above a person means difficulty. Not that ideal especially if one is a business man or a high-flier or dealing in.....Good Luck!
  19. For landed properties, one of the key things to do is to superimpose e.g. the ground floor layout plan especially with the 2nd storey floor plan. Here:- 1. In this example; the 2nd storey Bath 3 is directly above at least 60 percent of the kitchen area. 1.1. Here what is most important are the drainage pipes + sewerage pipe(s) locations. As it would be inauspicious especially for these two types of pipes to be directly above e.g. especially the stove. 1.2 Junior master toilet is directly above the main entrance door area. Again, it would be considered inauspicious if the WC of the Junior master is directly above the main door or close-by to it/ plus the sewerage pipes should not be near to the main door or criss-cross it. 2. For this home layout plan of house No. 63C; the above are two of the concerns. 3. For other homes: other considerations include the location of the altar (if any) and what may be above the altar; avoid having a bed directly above the ground floor stove etc...
  20. The Morris Residences @ Paya Lebar Cres and Shapes and Forms Feng Shui. This 10 strata terrace houses sits on a elongated pyramid. With a overly huge base. Please see illustration. Are you able to see an outline of a knife similar to a parang? The architect has tried to make the homes as rectangular as possible with the exception of two houses: no. 63 and 63J. The overall outline of the perimeter of this development under Shapes and Forms Feng Shui is inauspicious for these three homes: No. 49 and 51 Tai Keng Gardens. And the side of no. 65 Paya Lebar Cres. Fortunately, for no. 49 and 51. A high wall or buffer such as tall trees are sufficient to shield the REAR of these homes from the "threat" of the parang. As for no. 65 Paya Lebar Cres, it will be a challenge to "protect" such a large area.

  23. As much as I would like to; Hope you understand that I still have a backlog of overall reviews of new developments. And have looked at them piecemeal or when I can do so due to my busy schedules; site-visits. However, this is not the same for stacks. And most of the time; I did not "approve" them. And really; there are lots more stacks; in each developments. For example; just a few days ago only managed to review two: The Crest and The Bentley Residences. And there are at least 43 or more New condos, alone.
