Part 2 - Golden Ginger and Blocks 24 and 26. Block 26 is directly facing the HDB Golden Ginger apartments. Goldern Ginger is an apartment block for the elderly. Frankly, this is a consideration given that there are some who do not like facing such apartments. Or may affect resale values in the future. The site was formerly HUDC Serangoon Ville: This was how the site (a vacant plot of land) looks like in 1966:-

Part 1 - Introduction Affinity at Serangoon by Oxley Holdings is a large development with 1012 units & 40 strata landed homes. Affinity at Serangoon will be built on former HDB land... To me, the outlines of the blocks with the 40 strata homes looks like a frog. Where block 22 looks like the head with the jaw-line between house numbers 10 to 16A. And the bottom two rows of strata homes looks more like the feet of the frog:-

Case Study: Type C1 Layout with Poor Shapes and Forms concerns x3 For those who are looking at purchase of similar type of layouts in the future, try to avoid a layout with: ONE (1.) Bedrooms 2 and 3: Air-con ledges vs the window ventilation area of both bedrooms TWO (2.) Master bedroom does not have proper windows. Sliding panels. THREE (3.) Stove sharing the same wall as the wash basin. -

Case Study: Stack 14 affected by missing corner at NW South facing stacks are notorious for either the kitchen at NW or in this case missing corner at NW. NW represents the male head breadwinner. And a major missing corner often affect his career. -

In 1966 or pre MRT days, Tre Residences was situated along a road called Lorong Rusa. This area was predominantly a Malay settlement. -

Part 2 - Case Study: History of the plot of land: The Garden Residences In 1966, Serangoon Garden Government High School occupies this plot of land where The Garden Residences occupies today. The Garden Residences will only be occupying the former Serangoon Garden Government High School site. Thus, the school buildings have to be demolished before this development could be built on this land. While the other former site: a vocational school: Lichfield Secondary Vocational School site is today a vacant plot of land. (Note: Vocational Schools were the forerunner of today's ITE. Where not so academic students get to learn tradework such as metallugy and woodworking) In 2007, the above two schools were taken over temporarily by Paya Lebar Methodist Girls Secondary School:- Above, prior to 2007, Serangoon North Avenue 1 was known as Jalan Hwi Yoh. And The Garden Residences may have it's address read as above instead of Serangoon North Ave 1. As you know, today The Garden Residences is currently being built on this former school land. This is why the odd shaped plot of land:- The existing Sri Darma Muneeswaran Temple is right at the apex of the plot of land. And quite a distance away from The Gardens Residences. Most likely this plot will be another development in the near future. Launching soon....

Part 1: Introduction The Garden Residences with 613 units is located in Serangoon North Avenue 1. It is located in the mature Serangoon Gardens enclave. The Garden Residences is a 99 year leasehold property expected to be completed by the year 2022 or under the last two years of Period 8 Flying Stars Feng Shui. This development consists of 5 Blocks of 15 Storeys and another 4 Blocks of 14 storeys each with a mix of 1, 2, 3 and 4 bedroom types. (Note: KIV for review)

Case Study: It is always best to take readings from the sales brochure site plan and compare them with a street directory map. For brand-new developments, try to confirm compass directions using as many sources as possible. If this is not feasible, the next best option is to use a street directory. 1. Based on the sales brochures, the Flying Star Feng Shui calculations indicate that the units may face either NE2, SW2, N3, or S3. Please note: Avoid using the Twin Vew sales brochure for compass readings, as the North marking shown is not accurate. 2. However, we take alook at the streetdirectory map; Block 91 is a pure North-South 0/360 to 180 degrees direction: 2.1. Thus, for stacks/units in block 91, it has to be either N2 or S2 facing. NOT N3 or S3. (Although technically N2-N3 plus S2-S3 shares the same Flying Star templates). 3. Thus even more so that Block 93's compass degrees in the streetmap will differ from the sales brochure. 3.1 For Block 93, the compass readings based on streetmap is either NE1 = 25 degrees or SW1 = 205 degrees. A world of difference from the NE2/SW2 readings. 4. In the meantime, it is recommended to use the readings found on the street directory.com, first. Note: When T.O.P. it is always best to go down on-site to do a further confirmation.

OUE Twin Peaks condo and flying stars of the two blocks. Block 31 appeals more towards the West group persons as the stacks/units either face NE2 (45 degrees) or SW facing (225 degrees) Block 33 = N2 or S2 facing are pure North to South facing. And under the Eight House concept appeals more towards the East group person.

In my opinion: 1. Your red arrows have a mind of it's own. Although the red arrow aimed towards the kitchen still does not seem right (as it is not exactly 45degrees ...). The other for the lift; really has a mind of it's own. And thus it decided to turn so slightly to the right and touch-base with the toilet? Another one of those intelligent arrows... 2. Anyway.. what is the concern, here? It is not like it is aimed towards an opening? Hmm... 3. Blue arrow. To the layperson and even many geomancers, they are concerned with this. 3.1. Again, it has more to do with a long corridor and scientifically, if winds are UNnaturally forced towards this channel (opening) most of the time; then it is a cause for concern. The clue, again is about Qi or unnautral or forced movement of qi or wind. If it does not happen everything, but occassionally, this to SOME is still a concern.

To check whether a tree trunk can be considered as a poison arrow? Please refer to the illustration, below:- Please refer to the diagram provided below: Is the tree trunk aligned in a way that it directly points towards any of the entrances of the house? For example, if it is facing the balcony window, then it falls under the category of sha qi or poison arrow. In such a scenario, would you be open to keeping the curtains closed throughout the day?
