  1. Kovan Regency Condo recently T.O.P. The swimming pool reminds me of the first generation condo developments like Mandarin Gardens @ Marine Parade Road
  2. Parc Life Executive Condo (EC) & compass bearings There were a few instances in the past that the North compass marking on the sales brochure was not correct. It is always good to look at an independent source. If the development has not TOP; the only useful map available comes from streetdirectory.com. Once the development has TOP; one can rely totally on onemap.sg which uses the gov.data map. For now, we can only try to check it with streetdirectory.com. As this development "hugs" the border between it and the uncompleted Sky Park Residences uncompleted; I managed to find that there is a small variance between the north marking on the sales brochure and the attached map. I got a reading of North 342 and South 162 respectively from streetdirectory.com. And the readings from the sales brochure shows North 345 and South 165. Pretty close match! Thus, safe to say: what is suppose to be N1 facing and/or S1 facing should remain as such. And also these compass readings are not borderline cases. Thus confidence level is very (very) high. With this, we can continue to look at the rest of the facing of other stacks with confidence.

I would often try to visualise where the wind may flow towards... and avoid purchasing a unit especially on the ground floor close-by to these areas. Don't get me wrong, I am no vegetarian.. but especially on Friday evenings and weekends... I don't want to get constant smell of barbequed food.... and end up in a unit that smells like it. The areas where there are either barbeque pavillion(s) and gourment dining areas are attached.

Given that there are no neighbouring high-rise to block partially the heat towards your unit. The other day, I visited a client who bought two units in your development. He made sure that the units he bought was not affected directly by the afternoon sun. Currently, this few weeks there is a heatwave; so hopefully, it would not get worse than it is now. Looking at your writing; you are indeed a positive person; and learn from this. I was impressed with another condo in Bukit Panjang; and the architect built a wall feature to allow creepers to grow; some kind of a "heat-sink" or barrier between the direct sunlight and the unseen wall of eg master bedroom. Personally, in the past I had like you learned a "painful" lesson when the home was also a SW / westerly facing. Here, unfortunately, this is an external issue i.e. Beyond control.   6. CityLife EC recently TOP A case of during booking; one was pretty sure that this area in yellow zone was suppose to continue to be both green and a cycling dirt track... In Singapore, it is more likely that every corner will be turned into some kind of housing development: HDB/EC/codo or into a shopping mall etc...

  8. Wandervale Executive Condo (EC) is on a rectangular plot of land. Along the main road (side); it shares a small section especially Block 363 STACKS 26 & 27besidea mosque. Predominantly, the stacks/units are either Flying stars Period 8 NE1 or SW1 facing directions. And within very safe tolerance of either 30 degress NE1 or 210 degrees SW1.

  10. Under the water dragon classics; the Stars of Kovan site is overall considered auspicious. As roads are considered similar to water courses; attached, one can find the future site of Stars of Kovan compared to a site considered under the water dragon classics as auspicious.   12. The Visionaire EC @ Sembawang Blocks 196, 198 & 200 has stacks that face eitherdirections of NW2 and SE2. Thus for The Visionaire EC virtually all stacks are either NW2/3 or SE2/3 facing.
  13. The Visionaire EC @ Sembawang BLOCKS 186, 188, 190, 192 & 194 has stacks that are either SE2 or NW2 facing directions. Typically, SE2 and SE3 with NW2 - NW3 share the same flying star numbers. Thus what is said of them in the earlier thread applies to stacks in these units.
  14. The Visionaire EC @ Sembawang The Feng Shui of The Visionaire EC @ Sembawang: BLOCKS 170, 172, 174, 176, 178, 180, 182 & 184. The stacks in the above blocks either face flying star Period 8 NW3 or SE3. The good thing is that these stacks are close to 99.9% either NW3 or SE3. And not botherline cases in some developments. Where less than one degree and the home could in turn become a NW2 or SE2 or vice-versa unit. Or worse off.. neither, here nor there marking. NW3 for e.g. stacks 11, 12, 13, 24, 25 26, 31 etc... Has the auspicious water wealth #8 at it's frontage. Good if the balcony/living room faces a pool of water. If not can consider placing a water feature at the balcony to activate it. Other than this advantage; the rest of the sectors on this home has lots of inbalances which needs to be disarmed. If the master bedroom or a bedroom is located at theWest sector of the home: be careful of frequent sickness SE 3 such as stacks 1, 2, 7, 8,9, 10, 29, 30 etc..facing has the water wealth star at it's frontage. Stacks 21, 27 and 28 meets this condiion.Thus, it would be good if the unit faces a pool of water. Or enhanced with a water feature at the balcony area of the living room. The rest of the stars in other sectors are inauspicious. And may need to be disarmed Good, if the rear of the house has a "mountain" support.
